KB Homes - Are they really that bad?

My family and I are moving from LA to Irvine and I'm still getting familiarized with the neighbords, etc (a huge thank you to all the regular contributors of TI, I have learned so much reading through this forum).
I am interested in Ironwood but have heard a lot of negative things about KB. Are they really that bad? Have they gotten better? If we have an inspection done prior to the close of escrow, will that help? Are they ok about handling warranty issues?

Welcome to Talk Irvine CityMom and glad you can join us.  I've never had any personal experience with KB Homes other than what I've seen looking at their model homes and some re-sale homes and what I've heard from my buyers.  They seem not to have a good reputation when it comes to build quality or customer service.  I'm sure getting an inspection would be helpful.  What other development projects have you looked at? 
 
I have looked at Ironwood, Primrose, Sevilla and Ainsley Park at Columbus Grove. We're sort of asking for the impossible...3 bedrooms and a den/loft that my husband can turn into a "man cave" plus some sort of small backyard space for our two dogs all for $550ish or less. Sigh.

If you can inch your budget up a bit to $600k then I would seriously consider Sevilla Plan 2 or 3.  If you can go a little higher (low $600s) then Las Ventanas Plan 1 maybe be a good option.  Whatever direction that you go with, definitely take advantage of going with a realtor who will split their broker co-op commission with you.  No sense in leave money on the table for the builder.  Remember that on average detached homes will hold their value and appreciate better than attached homes.  Let me know if I can help out in any way.  :)
 
Thank you so much for the info and advice! I actually have my RE license hung at a referral brokerage and can get the commission for new construction but will definitely get in touch with you if we decide to look at resales once we get our current place in escrow. My husband would be happy to work with a fellow Trojan.  :)
