Hey everyone. Don't know if you remember me. I haven't been on this in over a year!

Been too busy....Finally bought a home too in Irvine....guess where? And it ain't anywhere near the Villages of Columbus.

Well, thanks for all your help with the whole auction thing. I did do research back a year ago when I was talking with you guys. I just didn't have 1.2-1.3 million in cash to buy up in Quail Hill auctions at that point :-). Although I did put quite a bit down.

And if not in QH... is it different? Pros? Cons?

Not trying to get paparazzi on you... it's just good to hear others' perspective on Irvine living. I didn't think QH was a big deal and always thought it was remote but when I lived there for a while, I grew to really enjoy the elevation and area (something my parents always liked but I didn't quite understand... they always bought homes at top of a hill with a view).

I rented from an Irvine company apartment and waited over two years before buying.

And thus far at QH what I like:

- Very quiet. people aren't noisy.
- Close enough to the 405/Spectrum, but not close enough to hear anything on the 405 except slight white noise. I'm higher up than the condos. It really isn't far away from everything.
- On top of hill. I've always like hills. Water does travel down :-) Wasn't worried when the big rains hit
- Wanted a newer home
- Not stuffed in the middle of other home like Woodbury where eventually Sand Canyon and Jeffrey will be full of traffic. going down the streets will be like Tustin Ranch/Jamboree once everything is built out.
- Cheaper Melaroos than Woodbury and Portola Springs. Seems they were more. Dunno why. Slightly newer.
- Can't build around me as much. I like privacy...Back of QH, can't really build, North side is protected land. And, south is Laguna Altera, but no big deal.
- awesome place to take strolls at night. That center grass area is really nice and private
- And of course, 92603 area code :-)


Drawbacks: Dunno any really. It was expensive though.



I can give you guys more thoughts if you want. I spend a very long two years evaluating different areas of Irvine and I choose here.
 
I have one... if you can answer it.... was your down payment flip money (as AZDave thinks every sale in Irvine is from bubble cash out money)?
 
I think you summed up my likes and dislikes of QH.

It's close to the nature trail, we still go to that shopping center even though we don't live there anymore, there is a basketball court with nightly games and it's one of the areas in Irvine that has kept its value.

I like the elevation and other than the Turtles and Portola Springs, it's one of the few view areas in Irvine. Plus I like staying in the southern Irvine part nearer to the 405 since we visit South Coast and the Spectrum more regularly than the Marketplace.
