Many of the leases I have profiled are from the gated swim tennis community of Burndt Bridge. This neighborhood is located in West Forsyth County and feeds into West Forsyth High School. This subdivision has been a very popular investment destination for my wealthier accredited investors represented from Irvine, Newport Beach, Cupertino, and Palo Alto. Prices started out in the $230s last year and today please much no new homes are available under $300k.

 
Our friends just announced they're moving... to Atlanta. The husband is in I.T. He was working in Lake Forest at a new job he loved. But they got an even better offer they just could not refuse in Jowja. I haven't decided yet if I'm jealous or not. Gorgeous homes. But the heat, the humidity, the bugs... ehhh.
 
I don't mind the heat, humidity, and bugs, but what I don't like is that unless you live in downtown Atlanta, you're driving a lot (and sitting in traffic a lot) to do anything fun.  In SoCal, we have so much more at our fingertips... outdoor recreation, entertainment, and food choices.  Most of us don't have to drive more than 20 minutes to get to any of that. 

My best friend lives in Georgia so I've spent some time there.  If you want to get some Vietnamese food, it's a one hour drive to downtown Atlanta.  If you want to see a baseball game, it's a one hour drive.  If you want to see a concert, one hour drive.  Get a craft beer on tap, 45 minute drive.

On the other hand, if you want boiled peanuts, that's only a 10 minute drive.  Homemade biscuits, a 5 minute drive.  Go fishing, 5 minutes.  Good BBQ, 10 minutes.

Also, most people make that same 1 hour-90 minute drive to Atlanta for their jobs, so you better like the car you have because you'll be sitting in it a lot.

So it's like living in the Inland Empire... heat, flies and long drives to anywhere nice.

Yes and no.  The IE also has dirtier air, higher crime, and poorer schools, on average.  The suburban sprawl around Atlanta doesn't suffer from those things.

This is not entirely accurate. First off all the authentic asian food including Vietnamese is really on Buford Highway which is well north of downtown but still within the beltway. The bugs are everywhere but nothing at orkin can't handle. yes it is humid but there is also alot of greenery and almost forestry all over the place. So it's totally different than Socal.

Everybody complains about the traffic but if you live there you get use to it. I've lived in a bunch of different places and where ever I've lived you just adjust for this. It is hard to live in a place where everything is 10-15min away and then  move to a place where traffic is worse but you adjust slowly. Now that is much more difficult with over 45 min commutes. I think the best place to live in Atlanta is near Candler Park, Lake Claire, Inman Park. They feel like true neighborhoods but in the city. If you look at them on the map you can essentially get to downtown, emory, or decatur or kirkwood (and all the schools and businesses inbetween) in 10-15 min bc you can avoid the highways completely or go against traffic. Those locations are a sweet spots IMO. Yes if you wanted to get to Buckhead there is a little bit of a drive. The other location that works for almost everything else is north druid hills (except downtown requires the highway in that case).

Anything outside the beltway is a pain in the ass and requires the highways (unless you work outside as well).
 
Is JC in Forsyth county?  I listened to the NPR story yesterday as to how they have such a low african american population-they burned all of their houses and churches in the 20s, and shot the ones who didn't get the message.  And Klan Rallies continued into the 80s there.

I hear California was interning Asians right through the 1940's.  Hell of a state..
 
Yes, this country clearly has a history of all doing all sorts of nasty things, from the native peoples, to slavery, to segregation and discrimination.  And of course it continues.

But worldwide, ethnic cleansing is recognized as different.
 
I've never heard anybody say that African Americans were ethnically cleansed before.  Is that what you're saying?
