While it is "cheaper" than the Andover and Tamarisk listings, it is not more affordable when you add in Mello Roos and HOAs. In fact, both Andover and Tamarisk are much cheaper even if their sale price is slightly higher due to the interest write off you would have on the mortgage. Remember kids, HOAs and Mello Roos (for the most part) are not tax deductible. If you were paying cash, Ivy would cost you more than 4 times what Andover would on a monthly basis.



Dumb financial decisions do not discriminate, only those who discriminate are the ones who make dumb financial decisions.
 
In time, the distinction between Woodbury and Woodbury East will become blurred, this will be a future benefit to WE buyers. Today, as far as the public is concerned, all of the Northpark Square owners have been upgraded to Northpark owners.



Heck, even Tamarisk and Maricourt are now considered Northpark.

The #1 reason to read this forum is to get insights from bk who was intimately involved in the creation of so many of Irvine's landmark and influential designs. Few of us here, me included, will ever have enough $$$ to hire bk directly to design our dream home so the fact that he is here giving us his thoughts and advice for free is astonishing.

It was the geniuses at TIC that selected that name and it was well thought out for the same reason as you mentioned. I have nothing to do with it.
 
Thank you - I am so sick of the "Tuscan" theme, but please don't try to emulate Main Street at Disneyland. I love Old Town Pasadena and even the old dilapidated "main streets" that don't see much pedestrian traffic (I'm blocking on the areas at the moment -- something like downtown whittier, glendale, pacific blvd in Huntington Park, atlantic blvd, ).

Disneyland is for amateur OC designers who never travel outside the Forbidden City and think Staple Center is the real Downtown LA.

That may be true as far as the public is concerned, but the homeowners in WE will never have access to Woodbury's 7 pools, athletic courts and other private amenities. Plus, they need to cross busy Sand Cyn to get to the Town Center and elementary school. I'm sure TIC would have made that Gaza Strip part of Woodbury if it wasn't for that 6-lane, 60mph divider.
 
So how many units here are affordable housing? Apparantly Irvine needs to build an additional 35,000 by 2014. Better get crackin!

Here is the solution. Float some luxury units and residential sampans for affordability segmentation out of Irvine Cove. The Chinese buyers would snap up these units quickly. These units could be customized to any setback. Floating Condo is the new marketing term. Seriously people live in these small boats.

Well, if Irvine cannot get the affordable housing mandate reduced, this forum's dream of $195 / sq.ft. new construction in Orchard Hills will come true.
 
SCAG's mandate for 35,660 units are allocated as follows:

40.3% Above moderate income

20% Moderate Income households

18% Low income households

21.7% Very low income households



Is there a requirement that xx% must be for sale and not rental units?



I read that for 2009, "Moderate income" in OC is set at $111,600 for 1-2 persons & $130,200 for 3 person households. "Low income" is defined at $66,960 & $77,004 for existing structures, and $78,120 & $89,838 for new construction. I'm not sure what the very low income limit is set at.



Does anyone have better numbers?



Personally, I'd like to see more affordable housing units and services built for seniors.

They can always build a bridge that connects up WE with the shopping center, similar to the bridge they built for Oak Creek which connects the North side of Alton to the South side of Alton.

After reading that article and comments I was expecting the entire California prison population to be released and relocated to Irvine.
