...or just some idiot realtor looking for business?



The other day I came home and found a Century 21 realtor's business card wedged in my door (Quail Hill). On the back, it says something like "I have a client interested in your house. Please call me if you're interested in selling."



This seems fishy, so I call her out of curiousity. She has a bit of an accent, and says she is not looking to represent sellers, but represents "investors" who are looking to buy in the area. Hmmm....so many houses in Quail Hill, why do they like mine (I ask, figuring she has blanketed the entire community with these cards)? She says she drives around with her "investors" and they choose houses they like. Interesting, I say. So how did they pick mine, as there are at least 8-10 others on the block just like it. She says they pick ones they like.



Obviously, this is a load of horsesh!t.



My question is, what exactly is going on here? Is this just another idiot realtor looking for listings?

We got a similar flyer while our house was listed... and the verbiage made it sound like the realtor had a pre-qual'ed buyer ready to sign.



Turns out it's just a marketing tool. Since no one is really selling unless they are forced to nowadays... business is very slow for some realtors.

YEAH, BUT...back in the "good old days" (2006), a very good friend of mine got a <em>knock on the door</em> from a realtor that said their client had just lost out bidding on the same floorplan around the corner, were they interested in selling? It turned out to be legit and finally served as the catalyst for my friend and his family to (follow my previously-unheeded advice and) cash out of the 5 years of silly appreciation their house had exhibited. It took a while to get the deal done, but they did, moved to a rental, and then got a new job where they almost paid cash for a home out of state.



So, anyway, feel free to ignore the business cards :) They are just fishing expeditions.

Tell the realtor to bring you a signed offer on a "one party show" and they can see home subject to an acceptable offer. That does not commit you to list and is only good for that particular offer by that client.



If they are legit they should present you an offer. If not they are fishing for listings.
