Is this a flip attempt in Northpark?!

Did someone really get this for $728K in December and now listing for $845K? The listing doesn't incidate this is a short sale or that it went to the bank for $728K. $728K seems like it would have been a pretty good price for a relatively new Northpark home on a sizable lot.

The December 2008 "sale" is the bank taking the property back at the trustee's sale. The irregular figure, $728,236, is a dead giveaway.



Trustee's sale was scheduled for December 3, 2008. Amount due to Indymac on the foreclosure was $995,419.52.

This property looks like a <a href="http://floorplans.irvinerealtorsite.com/Northpark/MendocinoNorth/MendocinoNorthC2468.JPG">Mendocino North plan 3</a>. My guess is that it sells for about 5% above list. Of course depends how on how bad the interior looks and noise consideration from backing to Portola.



A recent plan 3 Mendocino at <a href="http://www.redfin.com/CA/Irvine/23-Bel-Spgs-92602/home/5771458">23 Bell Springs</a> listed at $919K sold in one day (see my <a href="http://www.irvinehousingblog.com/forums/viewreply/90001/">comment on other thread</a>).

I guess I was wrong on 2 Vacaville in NP. It closed on 2/27 at $835K, less than 2% off list (thanks for the info off of IPOs website). Probably could have gotten more $ but it was devalued due to backing to busy Portola.



A Mendocino Plan 2 is listed on Redfin at <a href="http://www.redfin.com/CA/Irvine/10-Oroville-92602/home/5812487">10 Oroville </a>for $850K, interior location in NP. A Mendocino plan 2 sold at 28 Sebastian, closed on 10/27/08 for $890K, $40K above asking price. That one might have had a bigger lot though.



We will see if this economy will be putting some pressure on these prices in NP.
