Is something wrong with Redfin lately?

NEW -> Contingent Buyer Assistance Program
I am browsing West Irvine for 3+ bed, 2+ bath 1750+ sq feet and no price or other restrictions.



Includes house, condo, townhouse, and all forms of sale or sold for past 6 months. I get one hit: 67 Waterman.



Something seems amiss. Anyone else see anything strange lately?

That's exactly why MLS will always be the preferred choice for property searches (maybe that reduction of staff has played some havoc on them dealing with IT issues). That being said, if you want to see what's out there just shoot me a PM with your e-mail address and parameters and I'll e-mail all the listings that match your parameters.

Let me check right now...



Looks like Redfin is right...only 67 Waterman pops up on my MLS. If I take out the 1,750sf parameter...there are 7 listings (6 condos and 1 home including 67 Waterman).

Oops. My mistake. Yeah, you're right - I only get 67 Waterman in West Irvine. I just double-checked with ziprealty using their interactive map, and it yields the same result.

And this is exactly why there are so many buyers that are in a frenzy...the lack of inventory, especially non-short sale inventory.
 
I remember Redfin used to provide the name and number of the listing agent, but it seems that info isn't available when you click on the detail of a redfin listing, or am I not looking in the right area to get the name/number of the listing agent?
 
I always make sure to cross reference redfin with a few other private realtor sites... the one I use for Woodbury is <a href="http://mls.ocexclusives.com/703796w/969-Real-Estate-in-Cachette-in-Woodbury">here</a>.. of course, I always walk to each address to confirm... there are a couple of houses that have lawn signs that never show up anywhere...

Are those the For-Sale-By-Owner properties? I saw a few of those up in Woodbury when I was over there with my buyers a few weeks ago (they were condos and my buyers were only interested in SFRs).

The name and company of this listing agent moved the last time they redid the website. It is now under the photos in the listing, in light grey type. Redfin, to my knowledge, never showed the phone number of the listing agent, although a simple Google search should work 99% of the time.
 
That's why I use Homeseekers.com or Realtor.com... you can't search by specific neighborhood but the zip code works close enough.



I find the lack of inventory very strange too... because summer is supposed to be the "hot" season (I'm so punny)... it's like people are speculating a bottom so they are holding out for a rise that will not come for quite a while.
