Is OC rent going up now LA lost many buildings?

The farther you are from the fire zone, the less impact there will be on rent. I expect areas like Santa Monica, Brentwood, and Malibu will suffer the most.
 
I'd think if those displaced by the fires wanted to come to the OC, they'd likely choose a beach city like Newport or CDM. I just leased out my 2bd/2ba condo in Irvine and there were no visitors from West LA.
 
Well out of all the places in OC, Irvine would not be the area that is "safe" from wildfires especially based on it's history.
There was a fire in OC as recent as fall 2020. I remember driving down Portola Pkway from Portola Springs towards OH before Orchard Hill homes were built and remember seeing hills to the right were black with smoke after the fire. Builders should not be building homes there.

Irvine has had several wildfires in recent memory, and we should expect more. On a red flag day, if you live within 3-5 miles of any mountain/wilderness zone, your home is at risk of burning down.

The recent fires have proven that nothing is really safe. The local government was ill-prepared for the ferocity and speed of these events. Thousands of structures/homes were lost, fire hydrants ran dry, and scores of people were killed/missing. This easily could have been an OC fire with similar results.

That was a bad fire, everyone north of Irvine Blvd from West Irvine to just about Portola area were issued evacuation orders.
 
Notice the Red dots ( Severe Risk of Fire Zone ) are concentrated around Orchard Hill, Northwood Pointe, and Portola Springs.

There are 33,208 properties properties in Irvine that have some risk of being affected by wildfire over the next 30 years. This represents 62% of all properties in Irvine. All the homes in Newport Coast / Beach / and around John Wayne Airport all seem to be in the safe zone.

In addition to damaging properties, wildfire can also cut off access to utilities, emergency services, impact evacuation routes, and may impact the overall economic well-being of an area. Overall, Irvine has a moderate risk of wildfire over the next 30 years. This is based on the level of risk the properties face rather than the proportion of properties with risk.
