Is it necessary to do a new home inspection?(2010 Woodbury New Home)

We bought a new house in Woodbury. The escrow will close next week. I was wondering if it is worth to do a home inspection at this moment.

Any ideas, new home buyers?

 
Well, if the home has a builder warranty and they will fix items found by the inspector even at this late stage of the purchase, you probably should.  My brother in law did not do an inspection when he bought a new home and found out a week after move in that the phone jack in the kitchen was never wired.  The builder had to rip out part of the drywall to run lines in the wall for the phone.
The home inspector I used when purchasing my first home said he had done an inspection on a multimillion dollar new home a while back and found over $120K in problems the builder had to correct.  He said the builder flipped out when they saw the report.  I bet the workers building the homes had an interesting day shortly thereafter.
 
It's strongly recommended to get professional inspection.  The money will be well spent and you can be assure that you are getting a good product up front, and also for the following reasons:

1.  Builder may be out of business before the warranty ends.  You might want the repairs done as quick as possible.
2.  Builder is motivated to close on-time; therefore, unlikely to drag their feet with repairs.
3.  The pro knows what to look for.

I bought a new home and had the builder came back for years for repairs as some problems show up months or years later.  I am lucky that my builder did not go out of business.  It's very inconvenient to drag out the repairs.

I'm not a new home buyer, but the important question you should ask yourself is, "How much is my peace of mind worth?"

Even if nothing is found on the inspection report, you've still benefited.

I will definitely get a pro inspector for my new home ..... to make sure. The builder sale people are very nice to you when you bought the home and only want to close escrow and move on.

They did forgot a big item and have to refund us the different, luckily that is something we don't want in the first place .....

Well I'm told that there should be 3 sets of inspections. 1] before drywall goes up, 2] final walk through 3] 10 months after move in.

We missed the 1st deadline. because that happened within 10 day of us getting the call during phase release. by the time i even learnt anything about inspection etc the wall was already up. Since most of structural defect my be hidden now is it still worth to do the 2 inspection during final walk through. Is it true that only cosmetic mistakes can now be identified or can some real structural stuff can still be caught!!

Since you guys are talking about inspections...can any of you recommend a mold inspector and a roof inspector?  One of my buyers just got into contract on an REO property that had a small roof leak in one area which cause some drywall discoloration.  Thanks.

We were pretty pleased with Dave. If you are concerned about mold, he is especially knowledgeable. He was referred to me by my stylist and my agent liked him so well that she replaced her previous go to inspector with Dave.

So I went ahead to get the inspection done. I think it is worth it. The inspection found about 10 items. Now I have to talk with the builder. Hopefully it won't be hard to persuade them to fix it

Thanks WBBUYER, I spoke to David for about 30 minutes and have him booked to come out on Monday...seems like he really knows his stuff.

I just had Steve Lottatore with Bilt-Rite come out. I got his info from other boards. I gave my coworker his name, and she used his services and was very happy, so I used him as well. I found Steve to be very thorough. His report includes photos of questionable items, highlights safety issues, and is extremely detailed. This detail carries over to his emails, phone messages, and phone conversations (he's a talker, but in a good way). He has built his business and reputation on referrals and happy clients, so he goes above and beyond to make his clients happy.

As far as pricing, he charged me $365 for a 1900sq ft home built in the 1980s.
