Is Ashton Green in Turtle Ridge a Good buy? Price decreases!

<p>What do you all think about Ashton Green in Turtle Ridge? A lot of sellers have reduced their prices. I am looking at some 2 bed/2 bath units between $580K - $595K.</p>

<p>This community is really nice and close to Crystal Cove Beach (10 Min drive).</p>

<p>I also checked out Quail Hill. The Town homes were about the same price. I dont like Quail Hill that much because it is next to the 405 and far from the beach.</p>
 
<p>Can anyone who knows about this community please let me know your thoughts?</p>

<p>I am not sure how low prices will drop in this community and I really want to move closer to the beach, but stay in Irvine.</p>

John -- I like the community. I have friends that live there and we use the pool regularly. It's in a great location for an easy commute to the Irvine/Costa Mesa business centers, and an easy commute up Newport Coast to Crystal Cove. Prices have come down a lot (I'm not sure about selling prices, but I have seen list prices drop by 15-20%). It's hard to say where prices will end up, but if you're looking to stay put for a few years it shouldn't matter. I share your dislike of Quail Hill -- I could never understand why people would pay up for a view of dirt on one side and the 405 freeway on the other.
 
I sold my 2 bedroom 2 bath condo in Ashton Green in May 2006 and I LOVED living there (but it was only for 2 years). Funny story, we bought in Phase 2 and by coincidence, we were waiting at the Phase release by Shea at both Ashton Green and Jasmine in Quail Hill (same floor plan). My hubby went to the Ashton Green release and I went to the Jasmine release and they called our name at Ashton Green first. Had they called us at Jasmine, we probably would have bought there. But I'm SOOO glad we bought in Ashton Green. You go one way out of the neighborhood and you're in Irvine and you go the other way and you're in Newport. Also, it's super close to CDM, Laguna, the 73 toll road (I could never hear freeway traffic either). I really miss living there....but I like having a bigger place better. My girlfriend who is a single professional still lives in Ashton Green and bought right around the same time I need and she loves it too. I think it's especially good for young professional yuppie types. There are hardly any kids there too (which is a plus in my opinion)
