Irvine the San Marino of OC?

Not really... the high-end has taken a beating in Irvine (Shady Canyon) and the lower end (older/attached/condo) products have also seen reductions.

The thing about SM, is they don't have any (I think) of the lower end product.
 
san marino is way too small to be compared to irvine... it's more like shady canyon vs. san marino... but even that's not the same comparison... older, established community vs new.  but i get your point, it's draw to wealthy asians is holding up home prices comparatively... but the key is wealthy asians... i grew up in rosemead and my wife grew up in garden grove... two examples of less desireable communities with a high concentration of asians.
