Irvine Pacific - Broker Co-Op - Is it too late?

Hey guys! I am new to this forum and I've been interested in buying a new town home in Irvine. I've recently checked out few of the model homes in Irvine and have briefly spoken to few of the sales folks. Is it too late to use a broker? The sales people had me fill out the registration card and I put "no agent/broker".  However I've been researching through these forums and discovered it would be a smart move to use a broker as it seems they will give the buyer a portion of the commission. Am I SOL?? I just read on Irvine Pacific's website that I must bring a broker upon my first visit.  :'(  Please advise if it would still be possible to use a broker...and if anyone had any experiences with this. Thanks!
 
that is why you should never register, if you do register because they are putting some pressure on you then just fill it out with with some fake info.  sales seem to be slow at most communities so im guessing you will have some luck on your side. Las Ventanas let me register with a broker even though i had been there before (but i didnt register the first time i was there), im not asian so they actually recognized me from my previous visit.

Unfortunately since you did already register with Irvine Pacific, you will not be able to register with an agent at that development since they have name.  For example, if you registered at San Marcos you won't be able to register over at San Marcos....not all the other developments.  So if you decide later that you want to buy at San Mateo, then you'll be able to bring your agent to register with you.  Did you register only at one development or all the ones that you were interested in?
 
Yeah, and I'm a total noob  :'( Like I said, I am all new to this. I don't know how they convinced me but I registered at all the developments. There was one though that I did not check off if I had an agent/broker - just filled my name and e-mail but I can't remember which development it was exactly. Is there a way to check? The development I would be interested in buying is Santa Maria...and I'm hoping that was the one that I didn't check off those questions...

have your boyfriend take USCTrojanCPA and register him - i hear USCTrojan is very buyer friendly and will kick you back some of the broker co-op  ;)

Don't be too hard on yourself, not everyone knows that there's agents out there that will share the broker co-ops with buyers of new homes.  Remember that those sales people jobs are to make a sale as soon as possible and without having to pay a broker co-op if possible.  How long ago did you register?  Was it recently or months and months ago?
