Driving from NWP to the Irvine Metrolink, there is a whole wide world yet to be threaded on. Feels like another half of Irvine in the making.

As I've mentioned before, PS will have a far more "central" feel to it when future villages have been built out.
When I met with Panda and Mayor Kang a while back, we were able to view the full plan on a good-sized scale model storyboard. We will see how close to plan the reality ends up being.

I've said this 4 years ago on IHB... and I will say it again... If I were to buy in Irvine, I would only buy in Portola Springs. So when are 30 year mortgage rates going to be at 7% so that home prices in Irvine get down to par with inflation?
