I'm tired of seeing IAC rentals on craigslist!

<p>Seriously, everytime I go on craigslist almost every AD on there is for an IAC complex. They post everyday and it's getting real annoying. Read on for my rant, scroll down for the solution.</p>

<p>- I am tired of them saying it's their last unit, when you search rental-living they have more than 5 units available. It's funny because their website maxes out showing 5 available units, but when I talked with one of them at one of the complexes, they had way more available. She said she didn't know the website only shows 5 available when there ARE more. I figure they maxed it out since who wants to see 20 vacancies in one complex.</p>

<p>- I am tired of the shady ones that disguise their AD for a private owner not mentioning any details about which complex it is.</p>

<p>- I am tired of them listing the same crappy overpriced place everyday.</p>

<p>- I am tired of the ones who misrepresent their AD for a 2bedroom to show up in search results when they are only offering a 1 bedroom. It's not a mistake when they do it about 5+ times.</p>

<p>- I am tired of the ones with the titles that make no absolute sense. They are just wasting space.</p>

<p>My SOLUTION: Everyone should email craigslist to separate them. There should be a PRIVATELY OWNED section and a COMPANY section. I know some private owners hire management companies but these could still fall under privately owned. I don't see why craigslist can't do... they did it in the furniture section with "by dealer" or "by owner". That used to be all one category until the companies started abusing the category. I think companies like IAC are abusing the category now and it should be separated.</p>

<p>Other than that, it is a great idea. Whether it is worth it to Craiglist to support the policing of this, I don't know.</p>

<p>Or we could all FLAG every IAC (or other spamming companies) post we come upon as SPAM. I'll start doing it, though it seems it would be a lost cause. I am not saying go one by one and flag it.. but just when you're randoming searching, click on an AD, find out it's a damn IAC place again, flag it. </p>

<p>I don't know how many times it needs to be flagged before it gets pulled, but hey... maybe some message might be sent (probably unlikely).</p>
 
<p>I live in an IAC and am shopping around as my lease is up in May. Cant wait to take some of these adds in when I renegotiate my lease. Lets see how they rationalize my rent when they are offereing the same unit on Craiglist for $ 200.00 less a month. Somehow they will make some lame excuse. "This is for new tenants only". The concept of lowering your rent is just NEVER going to happen at an IAC apartment. I will tell you one thing for sure. The vacancy rate is starting to escalate quickly IMHO. </p>

Does anyone know if an existing IAC tenant with a lease that is about to end could take advantage of those "coupons" for $100.00 off per month that are available on the rental-living.com website? Or are those "coupons" available only to new tenants?
 
My guess as to why IAC wont reduce existing tenants rents on renewals to match those in their various ads is that they bet on people paying the rent increase (or not increasing rent but not reducing the rent to match a new tenants rent) instead of dealing with the hassle of moving.
 
I think separating corporate ads and private ads is a very legitimate request. Craiglist certainly does allow you to specify 'dealer' or 'owner' when looking for cars - why not a similar set up for rooms/apts - 'corporate' vs 'private'?

You can use these to your advantage. I just decided to upgrade to another complex (village). I was given 9% off the rent for nine months on a 12 month lease. They also gave me $1000 off first month rent. I have never seen this kind of drop price living in IAC. My current apt goes for less then I pay so why stay? I also got 200 sq feet more for a total of 150 extra per month!!

I can tell you what worse then craislist. I tried this one rental service(fogot the site) for $60 and it was all IAC. Forget negotiating your current place upgrade to another location. It's probably the main reason I rent. I think when I buy it will be hard not to move. Work the IAC system :)

I do look through them from time to time, but a separated category would allow me to look through the privately owned places first. I hate having to sift through all the spam/reposts they do for the same place.</p>

<p>About getting a lower rent through IAC is a hit or miss. I have friends that tried negotiating lower rent in the same complex but they just increased it. Sure they can find another place for lower rent but then you add the stress of moving. Moving takes away more time, energy, and money. Sure you would be saving more money per month but to some people moving again isn't worth the stress and hassle. New environment, new neighbors, no need to transfer utilities, etc. I am sure this is what IAC banks on. If only they negotiate and lower rent in your current place would people be happier.</p>

Could not agree more, I check craigs list all the time for Irvine places and I have become quite good at spotting IAC ads. "!!!!!!!" and capslock are the big tip offs.
 
<p>In all of March 17th listings in APTS/HOUSING, maybe 2 or 3 were actual privately owned listings. The rest were... you guessed it... corporate apartment spam/overposts with the bulk being the irvine company. Maybe everyone else was at the pub/bar.</p>

<p>Well, I haven't received any response from craigslist yet but it looks like if not many people want separate categories, it's not worth their time to implement. I'll just have to get better at spotting their postings (which is somewhat easy to do already).</p>
