I go with the bigger lot, like Trojan said, nothing like getting some "sweat equity", or in my case "finger point/hired sweat equity" :)
 
Agree. Get the cheaper property with a bigger lot and better location (corner). You can always upgrade your interior of your home over time but can never change it's location or lot size.
 
Buy the worst house in a good neighborhood and then bring it back up to shape, can't go wrong with that.  Also, you can't upgrade a location or lot size so give me the cheaper one in a heartbeat.
 
So how does a no HOA neighborhood work?  Can I paint my house any color I want?  Refuse to pick up my dogs poop on the sidewalk?

Yeah, you can do as you please but remember that the City of Irvine is still in control so if they see something they don't like you might get a letter from them.
 
This no HOA WI neighborhood is starting to show signs of anarchy.
For example, people just park by the Comstock park all the time to play pick up games despite the no parking sign.
One house had a very large trampoline on the front yard for several months, with the owner's cats wandering off the street.

Really?  So that means there is still hope for Irvine after all?

One of the most depressing things about living in Irvine is driving by all of the parks and open spaces on a beautiful holiday or weekend and seeing no one enjoying all of that green space.

Yeah, I know...  I'm a hypocrite for not having my own soccer or softball game but you would hope that some one would use all of that grass that the city or your tax dollars are paying for.
 
Except these ballers probably do not even live in Irvine..the docile Asian Irvine residents are paying the price
