We saw this house and really liked the corner/cul-de-sac location.

It's listed currently for $859k but I think it's a bit overpriced considering bigger models have sold recently for $770k and $800k. It's strange because in this neighborhood, pricing is all over the place since there are others that have sold for $850k and more than $900K.

The 1st floor layout is good but the lack of a downstairs bedroom makes the fact that there are only 3 bedrooms upstairs a minus. One of the things the realtor was saying was that the 3rd car garage could be converted into another bedroom... but I would never do such a thing to my precious 3CWG. :)

The backyard is great, there is concern for the pool maintenance (it needs to be resurfaced), the AC unit is old, and there are quite a few overgrown trees that should probably be removed. The interior also needs some updating which makes the mid $800k price a bit daunting as you will have to put more work in as it is a 30+ year old home.

It's really hard for us to buy into the overal North Irvine location... it's the same reason that keeps us from Tustin Ranch (which has newer homes that are bigger and in the same price range... or at least *were*). But if you compare the price to what $900k buys you in other North Irvine enclaves, it seems reasonable (other than the low bedroom count).

I've been told there are already bids on the home... but we'll see how that shakes out... maybe we'll do the rkp and just throw in a low bid to see what happens.

You should put in a lowball offer, you'll never know.  The biggest issue is the lack of 4th bedroom, but if this is your final (yeah right) home, then it shouldn't be a problem.  No MR, gated, near the trail, Zion, and the seal the deal factor:  late nite caramel cheesecake bites at Del Taco.  But northbound culver traffic does suck like you mentioned.
 
One other thing... I learn more and more what to look for when touring a house with Scott (aka IrvineRealtor). He sees things I don't and points them out and then I remember to look for them in the next house.

He always spots stuff like cracks in the walls, water damage etc etc. Stuff the listing realtor won't show show you.  :-\

I saw the house this weekend too.  The realtor's flier had a list price of $839,000 but now I'm seeing $859,000 on Redfin.  So I would definitely offer less than 859 and ask the realtor what the deal is.
