As a nearly 25 year resident of Woodbridge, I can say that this tract is easily one of the most desirable on the North Lake side, and a Top 3 tract in woodbridge as a whole comparable to both of the Landings. 
 
Isn't the 90s in-build development on Nighthawk the most desirable in North Lake? Those StanPac homes off of Lemongrass (Woodbridge Reserve?)?

I say any house with a 3CWG is awesome.

It's easy to forget those exist, hasn't been one on the market in at least 3 years I don't think. Even so, I'd take the older houses, save a little $$.  Plus, those are great floorplans that are really easy to expand in the future...lot of houses on nighthawk, heron, and sandstone have been customized in the last 10-15 years.
 
yeah- there's a house over there that is actually 2 houses that have been connected together, but you really can't tell from the street.

I wouldn't buy a house on Nighthawk (older homes part) though because there's a lot of traffic on that street.  I also would be annoyed with so many cars parked on the street (instead of on their driveway and in the garage).  Especially Nighthawk- so many cars parked on the street-it feels congested and makes the area more unattractive.  But Heron/Sandstone are great streets.
