[IHB] Inventory is Dwindling in Irvine

Curious once you subtract the apartments and mobile homes from the City's mix of housing stock, what percentage is 250ish homes for sale out of ???. Wonder how that percentage fits with other OC cities.

The low inventory issue is almost everywhere in OC.  Aliso is at 63 active listings with about 85-90 sales per month so that's like a 3 week supply of inventory.  I'm sure there has to be tens of thousands of potential for sale properties in Irvine so we are talking about a small fraction of a percent.  Even in Vegas it's bad....in the zip code that may dad lives in there are 22 active listings versus 65 active listings last year at this time.

I was about to comment on the mobile homes. They do show up in the stats.
USC- I went with the redfin stats on Saturday..Below 250 sounds is good news to current home owners, not so much for the new buyers.

What about the new homes?

What about the new homes?
New homes are selling like hot cakes, especially San Mateo and Saratoga over in Stonegate (the entry level detached products).  Las Ventanas is all sold out and I doubt you'd have a chance to buy a Lambert Ranch home if you aren't on the list by now.

That's another good sign.

What about the investors who bought foreclosures by dozens? Most were shacks in San Bernardino/ Palmdale/ lancaster area, but will this recovery help them stabilize too?

How is it in Riverside county?
Not sure about Riverside as I don't track that or have any clients looking to buy a home there, but my guess is there is low inventory over there as well.  It's not just Irvine or OC, it's a lot of different markets throughout the US.
 
Only 299 Homes For Sale in Irvine as today.

The low inventory will drive the price back to $400/ per SQ in near future.

Where are you getting your data?  I see 281 active listings on MLS right now.

There's no better source than MLS...I mean that's where Redfin pulls it's data.  Speaking of data, we are now down to 280.  Hell, at this rate we might be down to 200 before the end of the month.  haha
