[IHB] A Review of the Roundtree Tract at The Great Park

I really disliked these homes. I walked right in the first model and was immediately turned off. The houses seemed very tight, cheaply modeled, and had dark interiors with little light. While the Plan 3 had some positives with the separate living quarters, the one thing I've never understood is having a stovetop with a separate oven right underneath it. Why not just do a range? Ranges appear so much better. For most of these homes, I didn't even venture upstairs I was so turned off by the rest of the house. From the outside, these homes had an interesting architectural appearance, but from the inside, I strongly disliked or was at best neutral.
 
Had a chance to visit these yesterday:

Phase 2 (Move-in end of Nov.)

Plan 1 - $773,140
Plan 4 - $863,890
Plan 2 - $790,190
Plan 3 - $868,690

So these are detached condos, reminds me of Stonetree in Woodbury.  Most of these motorcourts you can drive thru to the street on the other side so not a "dead end".  Good and bad I guess, but you lose the mini cul-de-sac feel for the kids to play in if cars can drive thru.  The good part is it does feel more open with the streets flowing thru.  I bet lot 43 can be bought at a good price.



Only toured plans 3 and 4.  Is it me or the kitchen island is getting bigger and bigger?  Plan 4's is staggering with the amount of space it takes up.  Not sure what it is, some kinda engineered stone, but it's in two pieces, and looks not as clean.  I wonder if a one piece slab can be ordered.  Maybe it has to be installed with the bathtub before the walls/framing goes up?

Surprised you and I didn't run into each other yesterday... we both were at Capital and PP. Did you happen to look at any open houses in Northwood too? :)
 
Didn't last past Roundtree, kid threw a fit at the Harmony Sonata model.  Had to pry (verbally) her fingers off the piano.  It was pretty much crying and tears afterwards so that killed the mood.  Funny she never touches the piano we have at home  >:(
 
After getting on the Priority list at Roundtree in December I finally got a call today!  Their loss because I'm buying from another builder.  They should have released more homes instead of holding them.  Greedy bastards.  Now the market is slowing down they won't be able to sell them fast enough.
 
They already sold 5 of the 8 homes of this new phase in a few days. Hardly a slow down.
 
Tarmac... Where did you end up moving?  Do you like it better?
 
Do u know abt how many total units at roundtree and how many sold? We liked plan 2 best. I thought it was very efficient with a nice kitchen and great room and good downstairs flow. We would buy that if we were looking.
 
They are now in phase 6. 77 or so units total?  They have sold out every phase in about a week of its release. Not sure what that total is.  Model 2 and 4 are most popular.

They sold it all out aside aside from plan 3 in about a week. Plan 3 has an island peninsula that people don't like.
