It's really $290 in fees plus PITI.    If you want to treat the mello-roos/CFD as a fee then it's $600 plus PITI.

BTW, what's an AD Tax?  Oh, Assessment District.

What do they get for that?  Yea yea, I get it, new roads, sewers, etc. But I mean, what do they get for community amenities?

Northpark II has multiple big pools, clubhouses, pocket parks (that's all HOA for maintenance), the schools, streets etc, for the mello-roos.

What does Cambria have? I all I see in the plans are streets filled with houses.

I think Jeffrey Open Trail is right next to Cambria community.  They are also building a park right next to Cambria with a pool, etc.  Also, few other parks are nearby.
