If you HAD to pick a realtor for Newp Coast...Any Suggestions...?

I know, I know...not that Im ready to pull the trigger by any means, BUT since you need to plan for this stuff way in advance...any suggestions for a realtor? All of the pitches (at open houses etc) so far have been so underwhelming and fake. Thanks!

Pick one from an established middle class area. Lake Forest / Tustin / Santa Anna. No, really. They want the sale and will work for YOU. They will work harder than any Newport glorified house (car) salesman. Pick one in their 50's. Someone that has been around the block in the 1990's. The last cycle.
 
i've never met the one who has been posting on IHB in the newport cost thread (sell4u), but she or he seems to be dishing out lots of honest information. and it takes a lot of cajones to be posting here (like IR2 also!)



honesty is my first criterion.
 
I also have been very impressed with both <strong>sell4u</strong> and <strong>IrvineRealtor</strong> on the blog and forums although I've never met them or worked with them.



I have met and worked with the Hoovers...I believe they are at Suterre (sp?) now. I've known Anne for decades so I know she's been in the business for more than a few boom/bust cycles and has lived/worked in Newport Beach all her life.



Good luck no matter who you chose. I love the Newport Coast area and look forward to hearing about your new home when you decide to take the plunge! If you end up in NC I'm sure it'll be an amazing house.

My intention of starting the NC thread was to provide an accuate indication of exactly what is going on in NC. I don't BS anything, I will tell it straight up. There are too many buyers these days that get fed wrong information by dumb agents sitting at open houses proclaiming that their farm area is not affected by this housing bubble, and that just aint the case.

You say that like it's a bad thing. I'm sure it is a big part of the reason they are here, and I don't see anything wrong with that. Being able to read their comments, get their opinions of the market and to benefit from the work they do here for free is like taking a car out for a test drive. Now I don't have to pick a realtor out of a phone book. Instead, I know two who are hard working, intelligent, helpful and have views about the housing market that synch with my own. ...now if we were talking Irvine/Tustin/Orange - then I'd have something more to offer. Make no mistake, I am here as part of my profession. Without your views I would have a much hazier grasp on what is going on in the buyer's/waiting-to-see/just curious mindsets. I get quite a bit out of this, as well. I get to pass on this info to current clients and let them know realtime perspectives from the marketplace. ...And it beats the hell out of sending out notepads.

This is one of the reasons why I respect IR2, and by respect I mean a few good and well taken pot shots kind of respect. He knows his niche and his market. He knows when to bow out in an area in doesn't know, and isn't afraid to admit it. Most agents would just BS to get the deal, and most likely make a fool of them self. IR2 has a lot of knowledge of the Irvine/Tustin/Orange area that 99% of agents have no clue about. He actually adds value to his services, something that most agents never had or lost a long time ago.



Now, I really hope that someone here does use his services in the future. After all, he has some plugs to pay for so he can put an updated picture on his notepads. The high school grad shot has got to go.
 
If you already have the property or a property or two picked out, and you want to lowball, you might want to strike a deal with IR2 or xsocal. Tienen huevos grande.

I'd be listening to <strong>IR2</strong> VERY carefully here. Unlike a previous poster who suggested you get a realtor from a middle class area, <strong>IR2</strong> giving you some solid information here. <em>Get a realtor who knows that area and has experience dealing with the high end market!</em>



<strong>sell4u</strong> can certainly shed more light on this than I but it is my understanding that things like commissions and marketing costs are different when dealing with million dollar buyers/sellers. NC is young enough area that there are realtors who have seen it grow from day one. Their knowledge could be valuable to you.



I don't think much of most realtors - but <strong>IR2 </strong>and <strong>sell4u </strong>are impressing me with their integrity and honesty. Along with one or two other realtors I've run across in my checkered past, they've managed to restore some of my faith in the profession!
 
In NC and Turtle Ridge, what are reasonable lowball % offers? Ive seen a lot of stuff not moving over there...also short sales, reo, forclosures.

I agree that a local agent has an lot to offer if a client is out of the area and needs information on specific areas, communities, builder history, MR, snd such items. Also to show clients various projects and be able to locate specific floorplans to meet the buyers needs would be value added.



If the client is very knowledgeable on an area and has done the research to locate several homes that they are interested in then a good negotiator and a person with industry experience would be able to represent a buyer quite well. This should be at a discounted rate since the client has done a lot of the frontend work. I am a believer in the menu pricing model for agents in the changing world of real estate.



I say this with an objective view as I am no longer in the Socal area and have completed most of the transactions with my prior clients in the last year since moving.



Recently I did activate my Arizona Broker License and would enjoy helping anybody looking for second homes or who might be relocating to the North Arizona mountain communities of Prescott or Prescott Valley. It is an incredible place to live and enjoy a much slower pace of life and the great outdoors.



After spending 30 years in beach communities in SoCal it is exciting to trade the ocean for the mountains.
