Been renting in Irvine (near the Marketplace) for 2 years now and have noticed a big change... maybe its me?





All of a sudden 2 years later I see homeless people hanging out in the Marketplace parking lot. Cop cars routinely parked in front of Target (marketplace), and driving around seeing (what used to be only middle-class people renting at IAC communities) Lower class people inhabiting these same communities.



I live on the 3rd floor and the 2nd floor apartment below me is an example. Trailer trash (term used by ex-community manager) couple got kicked out because they couldn't pay and would not listen to the warning from the manager about not throwing all their cigarette butts off their balcony every day. Apartment was completely empty except for a bed a couch and a 24" tv with stand as they drove away in their beat up old rusted honda civic (which there is no way even passed a smog check..lol) Another ethnically diverse couple being loud, obnoxious and also having no furniture other than a 50" plasma and playstation and a couch.



Wannabe ghetto thugs now routinely patrol the jogging/walking trail behind my community at all hours of the night.





Now driving around with my wife, at least to us it appears things are changing for the worse. It was NEVER like this 2 years ago.





Are North and West Irvine slowly evolving into a ghetto?





Haven't seen an area start to change this fast since I moved out of NY after living in the same house for 30 years.





Am I just going crazy?

I looked renting over at Las Palmas back in Nov but didn't feel comfy about the surrounding area for whatever reason. I narrowed things down to Quail Hill and Oak Creek and eventually picked Quail Hill because it's quiet, not crowded, super safe, and has easy freeway access to the 405.
 
I've been in the area less than a year and I'm amazed at the diversity of wealth (or appearance of wealth). It's just bizarre seeing a shiny new Brabus parked next to a 20 year old car in my apt complex.



I saw a homeless person at The Bluffs, once. I haven't seen any "trailer trash" in my complex, but:

Are you trying to single-handedly drive down Irvine real estate values faster? :)

Yes. Or just trolling. After reading this post earlier in the evening, I thought maybe I should pack heat when I headed over to Target to pick up some nightlight bulbs for my daughter's room. No, turns out I didn't need to. No gangsta thugs, just pretty much the same family-types from Northpark, West Irvine, and Tustin Ranch that are always at the Marketplace Target, or at the other nearby potential gang hang outs such as IHOP or the Katie Wheeler Public Library. But as soon as that church under construction opens up, I'm sure there will be big trouble.



If you feel so threatened, why not call the Irvine PD? They will be there in like 5 minutes with three or four squad cars to take care of whatever problem you have. Or better yet, move.

I'd bet ya they'd get there under 3 minutes...I mean it is Irvine and we are talking about Irvine PD.
 
I guess you weren't kidding about Irvine becoming a dangerous place. I just heard on the news that there was a murder behind the Albertsons & Kohls on Jeffrey/Trabucco.



I hope the Jeffrey hobo is ok.

I am alive and well. Don't forget to check for my surplus Prada on Ebay. I posted earlier regarding potential problems along Jeffrey. I am not surprised when a body was found behind Albertsons. The importance of guard gates around the area would be nice like Northpark. There are several homeless mans living by the area. They are often found searching through the unattended donation pile after hours. Expired food from the market and restaurants nearby made their life easy. Public bathrooms for personal hygiene and no HOA to pay. Check my old posts regarding neighborhood safety.

So let's say a potential homebuyer makes a 3pm appointment with IR2 to tour some short sales and REO's in bubbly Woodbury and NWII....On the way in at 3pm the first thing they see is the homeless dude along Jeffrey. Then as they leaving there are ghetto birds swirling overhead searching for fleeing murder suspects. And then they get home and read this article on OCR:

That was me on the walking trail trying to get back to my buddy's West Irvine crib after the bit*c bartender at BJ's cut me off after four pitchers of Tatonka Stout and took my car keys away from me.

If the people in Irvine want to keep their "safest city" badge then they will have to become more vigilant about their safety. There really isn't any escaping violence and crime as long as the economy keeps sinking. It's just a sign of the times. Moving isn't going to change anything when you are moving from the safest city, where are you going to go? Much of the problem is the fear mongering in the media that panics people every time they hear of one incident in their city. But if you feel that the overall climate has changed, do something about it. I don't really think you are going to get an apology (nor is one warranted).

An apology to you, the one who lobs up a completely unfounded stereotype laiden post? Keep waiting. Hate to break it to you, but a couple of teenagers in baggy pants on the jogging trail does not equal crime. They are probably pulling a 4.2 GPA at Northwood HS. And a couple of murders (one likely a hit, the other a domestic) in a city of 200,000 people also does not make any of us going about our daily lives any less safe. Dude, Irvine is not a bubble --- anybody can come in and out at their leisure, and occasionally the wrong person comes in...But a ghetto? Hardly. Clearly you don't get out much --- and perhaps you should not.



But as I noted earlier, it sounds like you are pretty mobile, those IAC leases are not hard to get out of. There surely must be somewhere else with fewer "trailer trash and ethnically diverse" people for you. I've heard Idaho has a pretty low crime rate. Good luck to ya.
 
Many IACs offer affordable housing programs. Some communities offer as many as 15% or 20% of their total units for such programs. Apparently it gives Mr. Bren a huge tax break. I think you can get the list of communities offering those programs by calling county housing. Goodluck getting on of those homes though. From what I've heard nearly all of the communities offering programs have multi-year waiting lists.



I would hesitate to go along with the broad brush stroke of low income families = criminals of Irvine. After all:

And I dare you to try and find a news story about the capture of these criminals. They were arrested in an expensive Irvine apartment, rumored to be found with a weapons stash. Odd that the arrest never hit any big news outlets...that must have cost somebody a lot of money.



But really, can we complain about Irvine Crime? The police force is responsive and, as far as large cities are concerned, things are pretty quiet here. The thing that seals it for me is the fact that I can find the 3 or 4 least expensive rental homes in the entire city, and still know it's a place I could live, myself. Try the same trick in Santa Ana, Orange, Tustin, Costa Mesa...the 3 or 4 least expensive rental homes there would likely have to come with a bullet proof vest for me to even consider it.
 
IAC does offer Hud housing and they also have a Below Market Value program.



Unfortunately you can usually tell in a very short period of time who these people are. Not by any racial profiling but by how they act.



If you live in an IAC community that has been upgraded over the last 5 years or so the HUD or BMR apartments will not be renovated or upgraded.



I did notice a swarm of cop cars in front of target a little over a month ago. No idea what happened. I do know shoplifting seems to be making a comeback and that may be why the cops have been at target more often. The Ralph's across the street has had the cops out more often.
 
At the risk of completely derailing this thread...has anyone heard the news of the murder over the weekend? I came across the following report but it doesn't make mention of the area it occurred in. It's a rather vivid description so skip the article if you're not interested in the details.

MAN CHARGED WITH MURDER AND ATTEMPTED MURDER OF FATHER, MOTHER, AND BROTHERS OF EX-GIRLFRIEND IN IRVINE

*Defendant also accused of causing standoff with police for several hours



NEWPORT BEACH - Charges were filed today against a man for shooting three members of his ex-girlfriend's family, including her parents and one brother, and assaulting a second brother before causing a standoff with police for several hours. Alwyn Gibson, 24, is charged with one felony count of special circumstances murder during the commission of a robbery, two felony counts of attempted murder, one felony count of aggravated assault, and a sentencing enhancement for the personal discharge of a firearm causing great bodily injury. Gibson is being held without bail and faces a maximum sentence of life without the possibility of parole if convicted. He is scheduled to be arraigned tomorrow, Tuesday, Feb. 24, 2009, at 8:30 a.m. at the Harbor Justice Center in Newport Beach. The Department is to be determined.



On the evening of Feb. 20, 2009, Gibson is accused of going to the Irvine home of his former girlfriend, who no longer lived in the home and was not present at the time. The ex-girlfriend's family was home having dinner, including her father, 60-year-old De Ngoc Le, mother, 47-year-old Ly Le, and two brothers, 22-year-old Michael Le and 24-year-old David Le. The defendant is accused of entering the home carrying a firearm and placing a large citrus fruit over the barrel to muffle the sound of shots being fired.



Gibson is accused of demanding money from the family and searching through Ly Le's purse. He is accused of shooting Ly Le one time in the arm and hitting David Le over the head with the firearm. Gibson is accused of forcing De Ngoc Le and Michael Le to kneel in an upstairs bedroom and shooting De Ngoc Le in the back of the head, murdering him. He is accused of shooting Michael Le in the back of the neck. Michael Le was in serious condition in the hospital for several days but is expected to survive.



David Le was able to escape and ran to a neighbor's house to call 9-1-1. Irvine Police Department Special Weapons and Tactics Team arrived at the scene, where Gibson is accused of engaging the officers in standoff for several hours before finally surrendering in the early morning hours of Feb. 21, 2009.



Senior Deputy District Attorney Matt Murphy of the Homicide Unit is prosecuting this case.

I am amazed at the insensitivity from some.



I am sure a beater civic and bed only isn't your idea of luxury living, but to some it is all they can muster, or wish to.



I lived with strange roommates at park west over 5 years ago, it wasn't ideal but instead of being crude, after my lease ended, I moved to deerfield. No harm no foul. but to say because people are wearing baggy clothing is a reason to run away!?
