Hi. Just curious if anyone is currently renting in the Solana Complex or has in the past? I am thinking of signing on a 1yr lease but wanted to know what people thought of the community? pros/cons? Any input would be helpful?

Would you recommend another community? My target rent is about 1800 a month. 1 or 2 bedroom doesn't really matter, but 900+ sq feet is important. Thanks.

Oh, and if you live in the Solana complex currently, whisper a comment my way.

Rob,

I rented in Solana for 2 1/2 years. I have no major complaints.

a) the turn over was very high with neighbors staying 6 months on average.

b) I had a 3 bedroom 1250 sq. foot, (1 car detached) and was paying 2360 from July 2006 tp July 2007. I went month-to-month aver that and they charged me 2560 per month. After I gave notice they put the property on Craigs List for $2250.....everything is negotiable.

c) The pools/hot tubs close at 10:00 which is sort of early on the weekends/

d) There are a lot of kids in the complex......I figure their parents want them in good schools.

e) The manager of the complex(forget her name) is very nice...her minions are brain challenged.

Oh yes..............during my last month their someone broke the window on my SUV and stole my GPS. I left a wooden table on the sidewalk for an hour on the day I was moving and it was stolen, and a woman was molested in the pool area in the spring..........................crime seems to be on the upswing at Solana as I had no problems the first two years.

We almost rented there. Their 1 bedroom (with den) is big and relatively interesting.

The complex is almost entirely 2 & 3 bedroom units, so it definitely caters to families. Agree with Nano that there are lots of kids. If you like the peace and quiet that comes with fewer kids, look at other complexes that have mostly 1 & 2 bedroom units. All depends on your life situation.

All IAC pool and amenities close at 10:00.

I have friends living there and they enjoy it. Been there for 2 1/2 years and now having a baby within a month (fits the description above about families!).

Anybody know when Solana is scheduled for updating to the new IAC interior template? They seem like they should be starting renovations on a place that age (~8 years?) soon.

I've thought about Solana as a bridge to when I can buy in Northpark since it is the same elementary school (Hicks Canyon)....But have gotten used to my current updated IAC townhouse in Westpark, and don't much want to go back to the 80's "Euro Style" kitchen and linoleoum floors ---- which I assume Solana is sporting.

Thanks for your input everyone. I am still looking, but I like the location and layout of this complex.

I plan on picking a 3rd floor location so hopefully the sounds of kids won't be as bad.

@CK: When I walked through the unit, they did have linoleum floors and the old looking kitchen. From what I was told, the place is about 6 years old. I am not too picky of having the whole granite counters, etc, but it would have been nice.

@Roo: You know if this place pays $$$ for referrals? Ask your friend and I wouldn't mind working something out. This place is on the top of our list at the moment so it would be a win-win for both of us. ;)

I have passed by it and think it looks real nice. I havent actually walked through...

It seems more expensive with less square feet, but you do get better upgraded features. The 1bedroom layouts seem awkward for me, but I might take a tour through to see.

The 3rd floor is quieter, but only because you are more insulated from garages (on the 1 bedroom plan). It does nothing for steet level noise from cars or skateboarding youngins...

We recently moved in. 2 negatives:

1. We have a ground floor flat and though we can't hear much from outside we can hear the people walking above us

2. A couple of days after moving in someone entered our apartment (no signs of break-in) and left the front door and door to the garage unlocked. Obviously we weren't very happy and the management company quickly changed the locks on the apartment

Having anyone enter after you move in is pretty scary.

I have decided in Woodbury though. Solana was a complex big on kids since most floor plans were focused on families. People I have talked to personally also stated this. I started looking in complexes with more 1bdroom plans and somewhat further away from UCI.

Aren't they supposed to change the locks everytime someone new moves in???? I need to double check on this issue if they don't automatically change them.

Just following up on my earlier question....I contacted the leasing office at Solana, and they told me the community is scheduled to start renovations to the new IAC interior template in about 12 months.
