How to Confirm Rental Status / cost per month? (Hotpads.com)

Can someone help SoCal?

My neighbor is moving out. They have the same floorplan I do. I did a Google search for the address to see what's up and I notice the home has been rented out. Here is the listing info from hotpads.com as of two weeks ago:

The listing says the price is $2,800/mo.

What I want to find out is how much it actually went for, not just what they were asking. Is there a way to do that?? Does it require MLS access to gain that info or not? I have no clue.

Yeah, you'll get the leased rent amount on MLS.  Let me know when you think it's rented out and I'll pop onto MLS and check for you.

it sounds like it is rented out already.

It looks to me like there's already a new agreement in place because 1) That Hotpads page says the property is no longer listed, 2) It was delisted 6 days ago on March 3, and 3) The moving truck is parked outside as I type, taking away the current residents' stuff. Does the MLS have any info up? Maybe it takes a little while to get updated there.

Lease listing shows as PENDING right now (guess we have a lazy realtard).  Looks like other similar homes were rented out for about $2,600 - $2,700/mo.

Anywho. Whether it's $2,800 give or take... I'm happy about that. That's more than my cost of ownership including private landscaper. Yay.

My neighbor's house says listed and sale pending for $2450 rent. But in the past 2-3 weeks, I have seen a lot of notices at their door. There is REO board in the window now. Is there any way of knowing whether it will be foreclosed or it's rented already?

Check your PM...looked like it was foreclosed back in July of 2011.

replied.. really weird. It was foreclosed twice?? Aug 09- there is another sale for $4925.

Thanks USC- I didn't know our HOA owned a property, that too for so cheap. So whatever money they make by selling it/ renting it goes to HOA now? Or there is a deal with a bank owning the mortgage?

I think they will need to satisfy their liens and then might have to spend over the rest to the mortgage holder....I'm not a lawyer so don't quote me on that.
