How is OC Doing Blog Post: Or DavidAZ jumps on BK

I actually wish the blog threaded to these forums because it's really hard to follow the conversations.



Today's comments were really heated... and why did DavidAZ get all thuggy on BK's Asian posts?



Even No_Vas started getting into it.



Really good discussion about OptionARMS and some wrong assumptions made about how many are still out there and not refinanced.



The post about how the median price of homes sold was really good... made DavidAZ backpedal.



Does he even post in these threads... or does he just Photoshop the blog comments?
 
I think it would ruin Graph's day if DavidAZ found and use the forums

However, I will admit I usually do look forward to seeing what AZDavid is going to comment on that day. You never know whats coming. He usually points out something that I would have never noticed (usually something funny in the realtor section or pictures) if I read IR's post 10 times.

Here?s an example.



10 properties sold in 2008: 4 of them were $300k, 2 of them $500k, and 4 of the were $1M. Median = $500k.



8 Properties sold in 2009 (all equivalent on a Case-Shiller basis meaning a $300k home sold in 2008 still seels for $300k):

6 of them were $300k and 2 of them $500k, and 2 of the were $1M. Median = $300k.



This indicates a drop of 40%. This is not true, the mix of property sold caused the median to drop. Note that the actual value of each home satyed flat.



In the current market, there?s more sales in lower-end areas that already saw big drop in prices. This causes the median to drop more than th actual drop in home prices.



Does that make more sense?

AZDavePHX isn't the first to have a knee-jerk reaction to BK's posts. When you realize that BK isn't racist, and instead is an expert on marketing and consumer demographics, you see his comments as informed rather than stereotypical BS.

It's just I thought most of you guys knew each other around here... but I guess AZDave isn't a forum regular so he misses the great information that BK provides.



Maybe I should bust out my "Legend of the FCB" so AZDave can memorialize me in PhotoShop too.
 
AzDavid is blogging from Phoenix and He knew very little about the culture and idiosycracy of Irvine. His interaction with Asians is limited at his location and I would not fault him for his reaction. I do thank everyone who defended me knowing that my postings for almost 2 years have been not only informative in housing but brought awareness to consumer demographic.
 
I was tempted to reply "Hi, I'm oriental, I take offense at my own post, and the oriental chicken salad that I'm making for dinner."

I read some of AZDavidPhx's posts. He's just looking to argue today. Internet forums and IRC chat rooms are full of people like that. Once they go behind a computer screen, they loose their inhibitions & social restraint, and the ugly side comes out. Kind of like the rock in ground analogy. On surface the rocks all look nice, but when you turn them over, you find nasty bugs and crap under some of them.

Although my question isn't directly related to this topic, it is indirectly. I am just wondering how and when/why TIC and/or Bkshopr became so obsessed with analyzing the Asian demographic here in Irvine. (Bk, maybe you are reading this and can help answer....) Which came first, the chicken or the egg?.... TIC noticed Asians being drawn the area and then decided they want to accomdate them in a way that is pleasing to them. Or is it a "build-it-and-they-will-come" philosophy? Do they recruit any experts on middle-eastern, Anglo, or other cultures to provide any data for marketing? Or are they ONLY focused on the Asian demographic? I get the feeling they don't care two hoots about anyone that isn't Asian. As a Caucasian person, I will admit that makes me feel like I don't count and it turns me off to the area for a future home purchase.

Irvine is designed to cater to white upper middle class families. Asian customers are icing on the cake as the city attracts well to do Asians. If you look at the demographic pattern over the past 20 years, there's an interesting trend of Asians following "white flight" away from older neighborhoods.



The wealth gap with Asians is quite large, and the type of Asians that Irvine attracts are the well to do ones with $$. IAC doesn't want Irvine to turn into ethnic slums, so they require most of the retailers to cater to the "general public" rather than specific ethnicity. Where ethnic shopping plazas exist, were permitted only because the original tenants had failed and they brought in Ranch 99 to revitalize it.



A real ethnic neighborhood would be something like Rowland Heights. Irvine's Chinese restaurants doesn't hold a candle in comparison.

I realize blogs uses the comments format due to the fact that in most cases you don't have to register to post your comment... but I do wish some of these people who are blog comment regulars would join the forums so we can get more discussion.



Maybe in addition to comments, IR can post a blog thread for each article so that you can either post there or here. I know this doesn't help ad views, but like skek, I've always disliked the comments format due to discontinuity in discussion.



The OptionARM stuff was really good and I felt that much of that got lost.



I believe one poster contended that the OptionARMs wasn't a big deal as most OA had already refinanced out or that current rates are so low that they can afford it. But as other posters responded, it painted a more accurate picture of how it's harder for OAs to refinance due to LTV restrictions, tighter credit requirements and even fully-amortized loans being unaffordable. I believe IR also highlighted that even though owners may be able to afford their OA payments, seeing their property value go upside down will result in walkaway foreclosures. This is what happened in the early 90s burst for people with traditional loans.
 
Again, replace "Asian" with some of bk's posts with "Blacks", "Jews", "Muslims", or (insert racial/ethnic/religious group here).



He is why I abstained from the forums and from the blog for a while. A lot of his comments offended me, and yet while I vocalized it, all I got was "well I LOVE his posts", "he isn't racist because he's Asian, too", and the like. I got over it, but still, replace it with your background and you can see how some things would at least get interpreted as being offensive.



Group think is all too often here and on the blog, and it is pitchforks and torches unless you agree with the "heavy hitters" on the blog. I mean, I enjoy debate as much as the next person, but I am often apprehensive about posting because I think I'd be jumped on by certain people if I were to talk about specific topics. In general, most have been helpful, insightful, and have helped me to learn a lot. But hey, I expressed my opinion, which is different from the majority, so am waiting for my lumps.
