How do you figure out how much down payment was put down or HELOCs are taken from a house

I always read the homes on this blog saying this home had 0 down or 100k down, or he took out this HELOC or that HELOC.





What is the source of all that information?

I recall you writing something about this home in the blog. Why I care now is because my parents are thinking of renting from the people who last bought this home (the sale on january 2008), and was wondering if they did 100% loan or something which makes them easy to walk away or they actually put money down so its relatively "safe" to rent from them...
 
To be fair though, the last purchase is probably more "affordable" than the previous one. The current owners did indicate that they bought the home from the bank and it was a foreclosed home (guessing that 2006 purchaser is the one that is the dumbass and the 2007 sell is the bank possessed sale).





I just find it fishy that the guy bought a 488k house and is turning it around immediately after some remodeling (as they claim) and are renting it out for $2500. The math doesn't make sense to me as an investment even at the 488k price, unless the guy loves losing money in investments. Its like a 3k+ loan payment for a $2500 rent. That is negative cash flow to me...





Edit: Ugh I think from they took a loan for 490k for a 488k house. Will be good to have a verification on this. Not looking good...
 
<p>If you know the owner's name, go to the <a href="http://www.oc.ca.gov/recorder/Locations.asp">Hall of Records and Finance</a> on your lunch hour.</p>

<p>Do a search for "Recorder" in comments. Most of the instructions are already posted in at least one of the threads. The "Search" function is your friend.</p>
 
<p>There was a reason I suggested actually going over to the Recorder's Office on your lunch hour. That's because what you want to know is in the documents, copies of which you can view at the Recorder's Office. The website only tells you that such documents have been recorded (and how many pages each document consists of). Everything you want to know (or nearly so) is available to you, but you need to put in some of your own effort to locate it. </p>

<p><em>Problem is I don't know what Grant Deed, Trust Deed or Assignment RNT mean.</em> </p>

<p>Have you tried wikipedia? Google? California Association of Realtors? Web sites of any of the major title companies? You could likely find definitions at any of these.</p>
 
That is an interesting property. It looks like a flipper got burned (or more likely the lender.)

Heh. I actually did google up those things :P Just couldn't figure out what RNT stood for. The other two are easily searchable...





Edit: I'm guessing that stands for Assignment of Rent...

<p>You could start with a free online service <a href="http://www.whitepages.com/reverse-lookup">like this one</a>. They are not particularly reliable, but if you want to do it from home, you can start with it. You could also go down to the Treasurer - Tax Collector's Office (which is down the hall from the Recorder's). They have computers that have the same interface as the Internet site, but will actually tell you who the taxpayer is. There is a Government Code section that prevents release of that information over the internet, but you can get it if you go the office. The people there are very nice and helpful, so don't be afraid to visit.</p>
