Is any one know..





please help me.



OK. I suppose to have my house inspection , because i am under process of buying a home.

funny thing is that. MY AGENT told me that i can't come to see while inspector doing the inspection. But to only come after he finished.







I should have the right to see what the inspector checking because i want to make sure he do the right things.



This inspector is my agent choice.



I don't believe it.



Am i doubt ful or is my agent so eager for his commissioN? which will make a fake report to pass.

to keep him or not to keep agent.?

For what it's worth, I just pulled out my old home inspection docs to see what kind of warranty was given. It basically says that it is a limited warranty in accordance with the "Scope of Inspection" only, and excludes a number of things (after it named everything it excludes, I wondered what is left!) It goes on to say that the homeowner has a mere 7 days to bring any mistakes or misrepresentations to the inspector's attention... at which time, the inspector would offer a free reinspection (and nothing more.) Beyond that you agree to go to arbitration to settle any disputes. Now, maybe not all inspectors are the same but you wouldn't know unless you viewed the INSPECTION AGREEMENT ahead of time... and to do that, you would have to be present for the inspection. It also requires the client's signature. I surely hope your agent is not planning on signing himself as the "client". Do not allow yourself to be put on the spot. You have every right to be present for the inspection and to have the inspector point things out to you, answer any question you may have, and to gather more info. Hope this helps.
 
The agent shouldn't even provide you with a name of an inspector. Inspectors are not licenced in California so anyone with a flashlight and a ladder can be in that business.





There is a group that self polices but I can't think of it right now. I used to provide their website and let clients choose from them. Make sure they are bonded and have E&O insurance.

I have learned a good lesson and before carefull next time for the next house



I am a first time buyer, so now i have learned alot. Hopefull the AGENT give me my depsosit check back.
 
Happy - Neither agent is in a position to make a decision on whether or not you get a deposit back. They do not have that kind of power. If the seller asks the escrow company to give your deposit back or if the escrow company decides it appropriate to give back your deposit or if a judge orders the escrow company to give your deposit back, you get your money back. Real estate agents have no authority, and much liability. You sound as if you are putting yourself in the position of a victim. In this country, he with the money has the power.
