Hidden Canyon vs. Orchard Hills

NEW -> Contingent Buyer Assistance Program
Not sure what exactly you're asking.  Since we know absolutely nothing about layout, floor plans, amenities, lot sizes/locations, pricing...then I guess what you're asking is...what's the better location?  And the answer is it depends...on too many variables.  It mostly depends on where a person wants to live and their preference.

If everything was the same (not very likely scenario) except location, I would pick Hidden Canyon. Probably more exclusive given smaller development site, more likely all large (?3500+sqft) SFR, and some with nice canyon/open space views, closer proximity to coast, and IUSD/University High zoning.

Realistically prices will be higher per sqft in HC vs OH, different floor plans, lot sizes, HOA, and MR.

I guess I will wait for Hidden Canyon then.
Always wanted a view lot. Outbidded by a couple times in Quail Hill.

Now the only choice is Turtle Ridge as I like newer homes. Now Orchard Hill and Hidden Canyon has brand new instructions, I would prefer brand new one.

Hope Hidden Canyon can be built out soon.

I agree, from what little info is out there, HC will be the more "exclusive" development of mostly large SFRs and I'm guessing higher $/sf.  If that's what someone is looking for and they want to live in that area, that person should look to purchase there.  OH will be mixed housing for sure.  It just comes down to where you wanna live.  Everyone has their own opinions on which area is better and no one is right or wrong, the only opinion that matters is your own.

I did.
But there's no view Mendocino. So I am still looking to buy one in Hidden Canyon or Orchard Hill.

Didn't you buy Mendocino?

I am pretty made up my mind to buy a Mendocino house. This is the last try for you guys to talk me out of it.

Seriously? Knowdown and rebuilt? Never thought about that.

View lot is expensive everywhere.

In Quail Hill, decent lot will be over $2M already. Turtle Ridge is over $2.5M.

I hate Turtle Ridge because it's close to 73 and too far from 5.

Looks Hidden Canyon is quite decent location, but elementary could be a problem. Will figure that out later.

Love the Mendocino Elementary location though. QH is cool too. But I started to love brandnew construction!

people who buy at Hidden Canyon most likely couldn't careless about the elementary schools, they just go private for their gold plated kids.

What's a good private elementary in Irvine?

Not sure if Hidden Canyon has view.  Orchard Hills view lots are on the TUSD side.  You'll be sharing the high school with students from Santa Ana (look up the attendance boundaries).  Just sayin.

I think the LePort Montessori goes from pre K up to 7th or 8th.

Village Montessori is up to 3rd grade.

New Horizon is an Islamic school that goes from preschool to 6th.
