Help! Looking for a 3bed house/condo rental in Westpark

Please let me know if you have any info on 3 bed house/condo for rent in Westpark Plaza Vista Elm school district. It would be nice to have anything under $2500 but I have not seen one advertized rescently...



My current landlord wants to raise mine by about 2.5% which is manageable but since I hear rent is actually going down, I was wondering if I should move. Current house is in prime location but I'm already paying pretty high for now. Thank you in advance.
 
The cost of moving will probably far outweight potential savings. Add the trouble and time spent on the move, I probably don't think it's a good idea (for the reason you gave).
 
You can always try bluffing your landlord. Mine tried to raise my rent $100 a month in January, notice came via registered mail ! So I emailed him that I would stay and sign another year lease if he kept the rent the same, he emailed back and said...well, basically, no.



So, I went out looking a few days later and found a (somewhat) comparable place to rent for $250 cheaper. I called him one more time and left a voicemail indicating I had found a place, and again mentioned that I would sign another lease for same rent.



I still hadn't heard back from him, so the next day I called and left another voicemail advising him I was giving a 30 day notice and that he would be receiving MY registered mail indicating same.



Surprise, surprise....15 minutes later he called back and tried going down to an extra $50 a month. I said, no...already found a place, but thanks for playing. Then he caved.



So, I kept my place for another year at the same rent.



Remember, one month vacancy for a landlord will most likely eat up a year's worth of that 2.5% rent raise he's trying to get from you. They don't want a vacancy.



So, if you are a strong tenant, I would try this tactic. He/she can only say no....
