Help: Floor plan choice

Hi everyone,

This is my first post here.  I'm looking to buy a house in Irvine and try to decide on two floor plans. 

Plan 1:  All beds upstairs.  Larger foyer area.  Garage direct access to a "mud room" area where you can change shoes and take off coats. The laundry is also in that area so downstairs laundry.  There's not enough space to put stools between the kitchen island and the dining table.  French door by dining table opens to back yard.    Second floor opens to a loft and study area.  Dual walk-in closet in masters plus a vanity.  The other two beds share one bath.  So total 3 beds, 2.5 baths, plus a loft and a study area.

Plan 2: One bedroom/office downstairs ( not suite). Smaller foyer.  The main entrance door is directly facing the French door which opens to the back yard with dining table in between.  In some feng shui it's bad if "front door to back door". You can put stools for island sitting on this plan.  Upstairs just walkway to rooms.  Laundry is upstairs.  Master walk-in is outside the bathroom area so the master bath feels smaller comparing to the other one.  The other 2 bedrooms are all suites.  So total 4 beds, 4 baths.

Which one would you guys prefer and why?  I'm torn here.  Please share your opinions.  Thank you in advance.
 
What are the models and plan #.  I think that could lead to a faster answer.

Depends on the individual.  I would take 4 bd because I can make use of more rooms.
 
I found these on a realtors website!  I think they're both Olivos floor plan!  Anyone want to chime in?

Are they the same price?
Tough to say because they both have their pros and cons and it really is just a matter of preference. Do the people occupying the secondary bedrooms want their own bathrooms? Or are they ok with sharing? Will you be occupying the loft a lot? All really depends.
Also, Feng Shui is what you make of it. My current house has the "front door to backyard door" thing but it's been good to me so far!
 
After looking at it, that two single garage somewhat bothers me, and funny how they didn't consider feng shui here, quail hill isn't that old.  Tougher to resale since it'll close off to a group of nitpicking folks (with cash)...
Woodbury was built right after and close (if you take the 133, non toll), could be another consideration. Not university high, but the principal from there is going to portola high anyways.
 
Thanks  AW.  I read bad things about Portola High on this website.  And isn't the cemetery going to be close to WB too?  Other ares I'm considering are Northpark(gated) and north wood estate.  I like the newer floor plan.  Thought about OH but our price range can only reach Strada and we're not too fond of the very small lot.

My kids are ok with sharing bathrooms. Of course it a plus if they each have their own bathrooms, but we grew up sharing baths too so it's not a problem.  The loft idea is pretty nice I'm considering to make it a kids workstation.  But then my husband would miss a first floor office when he sometimes works from home.

To answer your question: for resale value, the larger pool of buyers will typically pay more for 4 bedrooms and especially a first-floor bedroom, given all other variables remaining the same.

AW, is correct, though... the most important vote is yours. Find your happy spot and enjoy it, whichever you choose.

In my personal experience, having a bedroom downstairs is so functional. If you have older family members staying with you or vising you, it is easy for them to stay downstairs. Also, when you and kids occupy upstairs bedrooms, it makes sense to accommodate guests downstairs. Otherwise, you will end up sharing upstairs with your guests. We also use downstairs bedroom as a flex room for quick access. Also, think of times, when someone in the family can not climb up due to medical conditions.
 
Originally we like the floor plans in WB a lot, then when I started reading posts on this forum, I started have doubts.  Also there are more house on the market for WB.  Did I miss something?  Anything I need to consider if looking to buy a house there?

Two of my friends and a relative live in Woodbury (WB). Its is a very good community and well connected. Close to I-5, yet not too close to freeway like CV or BP or PP; Two good schools within walking distance (WB Ele, JT Middle). Of course, the shopping area and the commons add to the convenience. There are lot of parks and swimming pools. The community looks great with matured trees. Overall very family friendly neighborhood. I am also told that homes / condos built in 2005/2006 will have one of the AD bonds expiring soon, so low MR (please verify).

+1 on having an extra bedroom downstairs.
But I personally also prefer to have a loft. Nowadays with kids, so many of them just stay in their bedroom and do whatevers. With a loft, they're "kinda" forced to hang out with the rest of the family. They can do their HW there and watch tv together.  ;D
Tough decision though.
 
I think in mls, WB = Woodbridge and WD = Woodbury, the MR that'll expire in a couple years is the much smaller one :(

Yeah I think so too.  A few weeks ago we saw a Woodburry house and the agent told us there is still 30 year of MR and they have the right to extend it :(. Now I remember why we cross out that area.
