Has anyone noticed how noisy it is at the Village Spectrum

I've been living here for over a year and it ceases to amaze me how noisy it can get over here. Especially, on weekends where I here loud music coming from the streets, people laughing on the streets at 3am in the morning, cars speeding down the main street on spectrum. There's even one idiot with a motorcycle that I can hear all the time. I'll probably move from here.



How do all these young folks. I'm guessing these are mainly young professionals afford the 2k rent? They aren't students. Must be another case of Americans who overspend on their rent with 1/2 their salary and lease their stupid Mercedes.

Check out Quail Meadow or Quail Ridge apartments, I think you might find the Quail Hill community to your liking.
 
We have a few friends who live at the Village, I forgot which buildings (names) but they mentioned that there are two louder buildings with younger, single renters and two buildings with older married couples or families. It really makes a difference on which building you rent.



I just posted this under headlines, but the average rent in Irvine is $1,829

Car Payment, let's say $400

Expenses: $1,500



Average monthly income, after taxes: $3,729



Your average Irvine renter needs to clear $60K a year to just get by...
 
Any place where have 1500 people living, there will be some noise. I've been here at the Village for a while and love it. If there is any noise after hours (10 p.m.), pls call the security, they will calm your noisy neighbors down, worked for me for sure.

And Quail ridge is just weird, I checked it out in my time, it has no trees and looks like a ghost town, there is something creepy about this place. Plus, it is right on the freeway, and that kind of noise I find truly unbearable.

What are you talking about, there are trees around the complex (not a forrest if that's what you are looking for). The apartments are far enough away from the freeway that you can't hear the noise (maybe you can hear some if you live in the townhomes on the edge of the development).
 
I do hate the motorcycle guy. He parks in Miradoor. I think we have alot of IT 20 somethings. Bilzzard Entertainment is around the corner which is the makers of World of Warcraft. I made over 50K at 25 so it is possible with a roomate they can afford it. I think most are late 20's not early.

That's precisely what I'm talking about, I don't expect to find a forest in a new development, but compared to other Irvine neighborhoods, even the newer ones, Quail Ridge just simply does not have enough trees, as a result, too much sun, not enough shade. I was there last week, and it was just weird. Reminds me of RSM without the mountains. And the freeway noise can be heard as far as Knollcrest, that's where I was. I'm sure it is much louder at night, but if that doesn't bother you, more power to you...
 
I'm a fan of the Quails...I don't think they're short on greenery. My cousin lives at Quail Meadow and says she's never heard road noise or her neighbors for that matter. It's all a matter of preference though.



If you're looking for quiet, I don't imagine the mega-complexes would be your first choice...it's just common sense - 1550 apartments, around 2700 people, and it's right across the street from the spectrum and on the way to the freeway on-ramp. If you choose The Village do it because it's brand new, beautiful, is in an area you like, and has tons of activities...it's never going to be the quietest, the cheapest, or the most "secure."
 
I'm in the Delrey building and never seem to have any troubles with late night noise. The only problems that we have here are with the dirty people who leave their trash at the pool...nothing chaps my ass more than this...



Just out of curiosity what building are you in?
 
I'm also in Delrey, although I like Mirador much better. I don't feel it is an unsafe neighborhood, I've been walking to and from the Spectrum late at night, and there are always people around at any given time, so it never feels creepy. Irvine Spectrum crowd is half families with kids, half singles who just want to have fun, so I don't think of having it close poses any safety concerns.

I've also made a lot of new friends here, since there is a lot of young professionals living here, so we do have a lot in common. The only thing I don't like about this place is that in my opinion the rent is too high. Other than that, I got no complaints so far, the maintenance requests are addressed quickly, I love the new market, the landscaping, the amenities are awesome.

I heard from some inside sources that the Park is going to be awesome. I wonder if my key would work for any of their amenities :)
 
I can't imagine Irvine PD putting up with that, since I'm sure their first priority is to protect and to serve (The Irvine Company.) Call them I'm sure they're bored enough to take some people to jail.
 
My unit is noisy because I am close to the street.



- They mow the green areas by the sidewalks on the street 6-7 am in the morning.

- I hear the big construction trucks as they drive to the neighboring sight to build the new apartment on Meridian.

- I hear the street noise/cars all the time, especially rush hours.

- I've heard and witnessed car accidents.

- The material used to build the apartment isn't great, I hear my neighbor on top once in awhile.

- I hear that motorcycle all the time too.

- Every now and then there are loud cars too.

- The pool and hot-tub can be noisy at anytime (early morning to 10 pm) because everyone goes to the Del Rey pool all the time - but I don't live by the pool so I don't care.
 
I checked out the Oct. calendar...are we not having our free breakfast anymore?

When I lived at the another Irvine apt. we had our monthly breakfast.

Now that I am paying even higher rent, I would like to see more free activities.
