we got the email too - had looked at Stonegate in Woodbury - I looked them up using the new website (woo hoo!) and I don't think prices have budged an inch.

Good for them. John Laing Homes not Laing Luxury never paid my invoice of $43,000 from a few years ago. I hope no IHB members would buy from John Laing Homes. On the other hand, Laing Luxury is a very good builder with a very bad sisbling. It is Karma.

It looks like you have to buy the $129 report to get any info. Is that what you did? Does it say anything about the other Irvine JLH properties in Woodbury and PS?

By law, bankruptcy sales are subject to public auction and overbid. Therefore, even if there is a $170k stalking horse bid on Stonetree, I doubt it will ultimately sell at that price. The only way I can see Stonetree selling at that price is if JLH's assets will be sold in bulk and $170k of the sale proceeds is apportioned to a particular Stonetree unit.

Yes, I bought the report. I'm an investor and I think it's worth the money if it gets me some independent info on even one property. I like having some kind of independent advice because I don't really ever trust what a broker tells me, even though he or she might be a nice guy. Ha. I saw something about Celadon in there.



And for those who think that auctions mean that prices get bid up, that's not always true. Depends on the level of interest and that also depends on how much time people may have had to do some of their own research.
 
I know that a lot of builders and investors have been chomping at the bit to get their hands on the JLH lots. General consensus is that they will be bid up, especially since the publics are starting to look for land again.
