Great Park Neighborhoods break ground

Five Point at Lower East side ironically was the center of Manhattan slum depicted in Martin Scorcesse's Gangs of New York.  This was where the Irish and German immigrants inhabited the tenements.

You better hurry. The great migration from Irvine proper to South of the 405 has already begun. The slums in the North will be vast and large, and full of lawlessness and anarchy.

I will be the first one to say in the future there will be probably class action suits from these future home owners against the community developer and City of Irvine for false promising of the "Great Park" concept. Most likely they will buy these homes on the grand illusion of a "Great Park" in the neighborhood and pay some costly premium in sales price or mello-roos, but the progress of the Park will be so slow either due to lack of funding or corruption that these owners will never see their investments pay off.

So that's between Stonegate East and Portola Springs? I didn't even know that that was part of the Great Park.

Maybe it's on the east side of the toll road?  I don't know....
 
Something about Irvine east of the 405 just seems much older, dilapidated, less classy, worse weather, and just overly crowded.
 
i dont understand this constant west of 405 better than east for Irvine...you have nice and ugly areas on both sides, its still suburbia on both sides, and there is no massive temperature difference or area quality difference.  sure more of the west of 405 is hilly but thats about it...

West of 405 is Uni. Most East of 405 is non-Uni. There you go.

its funny, we have a 14 month old and its amazing how many people tell us to look at neighborhoods with good high schools...how can anyone even attempt to predict quality of schools 14 years from now is beyond me

I agree.  Also, by the time your baby is ready for high school, the school your home is zoned for may not be the same when you bought the house.

Funny thing is when I had my Irvine house, it was zoned for UNI when I bought it, a few years later it was rezoned for Woodbridge high and then a few years after that, it was rezoned for Uni again in the span of less than 10 years.  Never know what will happen so many years down the road.
 
It is all for the balance of enrollments. As TIC releases new homes the schools become impacted due to the added population. If you own in the area equidistant to 2 schools then you are subject to the district boundary rerouting. Northwood and Irvine High will be impacted in a few years as the kids from the young families grow older. Musick High in the horizon may be in time to take the stepchild villages of the Lower Eastside.

Basically all "Irvine-is-the-greatest-Uni-or-bust-your-child-will-be-a-loser-if-he/she-does-not-go-to-Irvine-schools-anything-outside-Irvine-is-unsafe-buy-now-or-be-priced-out-forever-etc" posts are phony and sarcastic. Ignore and move on.
 
UNI for the win. It is west of the 405. The location is close to freeway. It is perfect for being close to families and that should bring families closer. It is 10 degree cooler than 85 degree Celsius and closer to the ocean. The florists are all on ths side of the 405. 
 
what are the prices for the houses for the Phase 1 of Great Park?  will be lower than Irvine Pacific's?
