No surprise the Turtles and the Quail are at the top... it makes me wonder if Uni high has some part in that.
 
I know these stats are for SFR's but do they also include detached condos that are very often listed in the MLS as SFR's?  I know in Turtle Ridge the only SFR's are in the Summit.  But they have large detached condos in Canyon's Edge that are over 2300 sq ft that are much cheaper at around $400/sq ft.
 
I think they got new Northwood and old Northwood reversed.  Old Northwood is far superior.  Also there is no way University Park should be at the bottom of the list.  It's by far the best village in Irvine.  I really don't get the appeal of Turtle Ridge either, especially the condos down in the ditch, but I suppose if it has the word Turtle in it then it must be superior.  I guess it's worth the premium to say that you live right next to Newport Coast.  Literally right next to the noisy Newport Coast road.

I believe these stats are for true SFRs and it has a high limit of $2mil.
