I live in Mirasol across the street from these new developments and all I can say is,
Wow  :-\ , Anyone in the mood for dim sum for lunch ?
You will find it very easy to get a table right now in irvine  :D

Probably won't stop by today... I'm a bit disenchanted with the floor plans and prices.

Haven't even seen Las Ventanas yet.
 
We stopped by and surprise, surprise, I liked the models.  I still prefer models with a formal living and dining (I must be a dinosaur) but these looked pretty good.  I thought I would like Sonoma better but I actually liked these better.  No model was in the 7's ... model 2 was in the high 800's and model 3 was in the high 900's.  They are nice models and there were a ton of people.
 
I dropped by near the end of the day.  Agent mentioned that they had about 1000 people go through the models today.  Seems a bit over exaggerated (maybe if they count the kids?)..  Models were done very nicely.  Hopefully all the eager buyers buy in the first few phases and they start offering incentives later on when the buyers dry up.  I saw the pre-qual list and it wasn't THAT long... definitely not 80 people like when Montecito first opened.. only time will tell.

If they say you are #100 on the wait list for only 50 homes, then you suddenly get a call from the builder about a "great buying" opportunity, how does that make you feel? Gee whiz, I just won the TIC lottery!!! I am so lucky to get one of the last homes to be built in Irvine! Where do I drop my bags of gold?

You gotta admit that it works.  lol.  They count the number of buyers by the number of bottles of waters that were taken. 
 
The one thing I liked about Maricopa is each model used the space below the stairs as storage space. Although 2 of the plans had the access in the downstairs bathroom... at least they utilized it.

I like the reconfiguration of San Marcos' 1st floor on Plan 3 vs how it was at Capistrano. It allowed for an addition of a walk-in pantry and seemed to give it better flow in my opinion. The master bed/bath/closets are still way too small... maybe they'll do something about that at Laguna Altura.
 
I have to admit I have not toured Stonegate yet-  but I did do a quick drive-by when they were closed.  I noticed that they have seemed to ace the "sidewalk" that they had on the models in SGE

That was Los Altos in SGE.  I liked the sidewalk and from the renderings of SG I thought it would remain, just maybe colored white (like a real sidewalk?) 

Maybe it was dark but now it looks like just a small white gutter ala WBE motorcourt homes.  If that is here to stay, that is a shame.  I remember talking to the SGE sales rep and mentioning how the "sidewalk" made the motorcourts a lot easier to deal with, she said that they would be here to stay with future developments for this reason.  It wouldn't really be in her interest to lie about it since if future developments were in fact losing the sidewalk, it would make her development more attractive...but who knows.

Just as I thought I saw...  that's a shame.  You'd think that they could keep all of the window dressing necessary to try to avert your attention from the small detail of having a 2,000 sqft lot.  Maybe they thought that since they had to add the 4(?)' of clearance on either side of each house in order to detach them, they needed to make it up somehow.  Again, bummer.

I forgot, what were the numbers they quoted for the 2010 NHC opening weekend? Like 10,000? Or was it 100,000? 5000 seems like a lot for just 4 projects.
 
Talked to the Sales People at San Mateo. Found out you can wash your car there however you must do it in the garage! They have a hose hookup.

Interesting...Maybe that's why there is a gutter instead of a sidewalk? Can you wash your car at Stonegate East?
 
So finally after 1 year break and buying our place in 2010 collection i went to check out a few models this morning.
Checked out San marco's in stonegate and sevilla in Portola. I liked the sevilla plan 3 a lot. Don't know if yards in most
of plan 3's will be as much as the model. But at 294 per sq ft (612K for 2077 sq ft), <4000 mello roos and 260 HOA i think it is way more
competetive than similar San marco's in stonegate which is around(715K for 2050 sq ft). I guess in terms of monthly outgo
the extra 150 HOA compensates for the extra money for the price of the house. Maybe thats how TIC sets the pricing strategy.

Even as late as last summer Sand Canyon beyong irvine Blvd was empty. Now there is sooo much going on. The stone gate
and SE entrance traffic light etc looks so busy. I couldn't recognize the place.
 
We went this weekend. *yawn*....more of the same. First of all, we hate any floorplan where you walk through the front door and trip on the stairs. That's just lame. We walked into one of the models and my wife said, "We rent....but that is our living room, that is our kitchen, this is our bedroom and its bathroom, this is our office, this is our laundry area...the only thing this has is a much bigger balcony and is maybe a bit larger. I would pay 50% more for this per month why?"

She was right. So...we only visited a couple of the Stonegate models so far...but so far it's been...*yawn*...more of the same. Same styles, same designs, boring....

Oh and...lest I forget...everyone we saw touring was Asian. I know the regulars here are aware of my first post about this topic...I'm not racist, just saying...they appear to be the only ones with the cash to put down...heck, as we left one of the models an entire Asian family, grandma in tow, had hardhats on an was being taken out to the construction site to visit what I assume was what they had bought...
