Just curious if anyone has any information on the future development in Stonegate and Portola Springs.

At the southwest corner of Portola Pkwy and Ridge Valley they've been flattening out and prepping the land for a future neighborhood. It's still all dirt but they've been working on it for months and I've been wanting to know if there's any info on what will be developed there. Specifically, are there any specific builder tracts already scheduled? If so, what builders and what types of homes (size-wise and price-wise) could we expect?

Also, the whole western side of Stonegate (along Jeffrey) is also being prepared in the same way. I have the same questions about what the future holds for that area.

I know it must be very early since there's a ton of work that will be required before the land can have streets and then homes developed, but if there's any info on these future projects, I'd love to have some idea what will be built. I've tried to find info in the city's public records, but I've had no luck.

when i was looking at las ventanas, taylor morrisson said they were planning on building a las colinas/lambert ranch type development. so it will be considerably more than las ventanas.

The area bounded by Portola Pkwy, Ridge valley and 133 will have "726 lots up to 6000 sq ft; all units are detached single-family homes up to 3800 sq ft using American Heritaqge style architecture".  Most importantly, the builder will not be greedy Irvine Pacific.
I believe model homes are scheduled to open sometime next year, and I'll bet that mello roos will be high.

The Jeffrey side of the Stonegate will be the extension of Jeffrey trail with more homes next to the trail.  Irvine Pacific will probably make the trail narrower than Woodbury section to build more homes.

The Portola Parkway and Ridge Valley site is the first housing development for the Great Park. The site is District 8 on the map.

Here is an article from September about the Great Park development:
