one thing I have learned, beware of random pillars... old Tustin is pushing $200 $/sq ft...

That's not a random pillar... That's what is left of the old weight bearing wall that was torn out to make a new open kitchen and great room. It looks really stupid, however....

Funky isn't really the right word here..... more like, fire that realtor NOW (I assume it was being foreclosed on and there just wasn't anyone who cared...)

This happens to be my boyfriend's childhood home, googled it on a whim.

I think its weird that the realtor bothered taking 9 pictures but all of them are crappy.  I see a lot of listings where someone just takes a driveby shot of the front of the house, which sucks, but I get that they have 40 of these foreclosures to list today and just really don't care.  But if you're going to park the car and actually walk around why not try a LITTLE harder....

At least they showed 3 of the 4 pictures I like to see: Kitchen, Master Bath (I think) and Laundry Room.

You guys can guess what the 4th picture is.

Maybe this is one of those times where less is more. I wonder if this was a distressed sale.

Remember on an REO the listing agent is selling the home to the buyer and to the seller as well.  If the photos look too good, the bank/investor can also say... we won't settle for $XXX with a place this nice, to their own detriment.  Note that many asset management companies have requirements on # of days on market before agreement is allowed, along with minimum # of photos on the listing.  It is much harder to quantify "quality photos" or other information, however.

I don't know if it was  distressed or not.  If the people who were living there are the people that bought it from my bf's parents then they paid less than it sold for and they bought it 10 years ago.    I would assume there was another buyer in between somewhere...  If there was heloc abuse they certainly didn't spend it on improvements to the home (the roof, pool, siding, and that curved out wall with the french doors in the super duper bright picture are from the BF's mom, and the bathroom is the same as it was in 1986).

Oh and that is not the master bath.  That's the .75 bathroom.

Doh! That looks about the same size as the master bathroom in our 1st home... hehe.

Funny how times change... I remember my parents master bath and it's nothing like what you see today.

That was an attempted short sale that got REOd (for $430k).  but since the tax basis was almost $400, its not clear why they lost it.  maybe a lost job.

Are you waiting for the bank to re-list it?

When my parents were looking for a new (to them) house back in 96 my mom was really frustrated with  the ethos in the newer homes of gigantic master bedrooms and bathrooms (far more than she could imagine herself needing) taking square footage out of the kids rooms.  The house I grew up in had a 'normal' sized bathroom attached to the master bedroom, and the master bedroom was only larger enough than the other bedrooms to accomodate, you know, a king bed and a bigger dresser and 2 nightstands....  Not the gigantic rooms and bathrooms you see lately (since the 80s maybe?).

Now that you mention it my childhood house had a master bathroom that was somewhere in that range too.  Shower, sink, toilet.    And although at the TIME she thought it was more than fine I don't think my mom would be really like going back to that from her current place.

And oh dear.  I certainly do NOT want to buy that house (although he does).  I don't think there is anything you could do to convice me to live in rancho cucamonga.    I mean, i could probably be paid enough to live there.  Probably.  MAYBE.  (But thats where the Mother-not-in-law lives and i'm pretty comfortable with the twice yearly visits we have now.)

This isn't a photo but a description:http://www.redfin.com/CA/Irvine/101-Lattice-92603/home/5902687
Nice home in Quail hill overlooking hospital, city area and local highways. .. Somewhat open spacious floor plan with vaulted ceilings, plantation shutters, canned lighting, newer carpet, hardwood flooring in some areas, partly travertine flooring, stainless steel appliances, granite countertop in kitchen, wood banister leading upstairs to smaller bedrooms and master has a small view balcony off the room. .. .backyard has built in island bbq with room for entertaining with slight local freeway noise.
"Somewhat open"? "slight freeway noise"? I appreciate the honesty but why would put that in the listing? Don't you want people to come by and take a look?

yeah that description is pretty wierd.  Actually the pictures suck too but it IS a short sale.  What's really wierd is that if they hadn't said anything about freeway noise I wouldn't have looked at it on a map and thought "uh oh! Traffic noise!"  Its not THAT close to anything but the 133 which is hardly a high traffic freeway other than maybe a brief rush hour period.

they also wrote "partly travertine" ..... you know, as I reread it it kind of seems like they have no experience with home listings.  You could just say "Hardwood and travertine floors" and people would understand that didn't mean the entire house was covered in an alternating wood/travertine pattern.

Maybe they dont want to sell they house? Live in it as long as they can - not attract any buyers

Well... then they should have also put "somewhat pet soiled carpet", "slight mold in bathrooms" and "partly haunted".
