Just wanted to give you props for your farewell post at IHB a couple of days ago. You said some of the things I've thought in the past year or so, but you put it much more eloquently. And I think IR's reponse to you says it all.

You might not see this post because I don't know if you come here anymore, but since you have a bit of a history of leaving forums and then coming back eventually...here's hoping.

I noticed that IR did his New Year predictions on the next day's post but that the comments got turned off for some reason.

The thing I noticed is he predicted 2-5% decline in Irvine RE prices. When did he get more conservative than me?

IR must have heard some of what you said.

His New Year's Day predictions post, he goes on about not taking his blog too seriously, especially when he talks about Ponzis. I just think he's trying to give himself some leeway because some of us are taking him to task to explain his more "colorful" statements. Like no demand in Irvine, no mention of new home sales in Irvine and how incentives for buyers are bad but incentives for investors are good.... etc etc.
