Floorplan Likes/Dislikes

We were looking at some open houses yesterday (not to buy, just because I enjoy it), and I started thinking about general things I like and don't like about floorplans and design.

I like: separate family and living rooms (not just one great room living area), bay windows, open floor plans where the family room is visible from the kitchen, built-in desks in kitchens (sometimes), wetbars/rumpus rooms/conversation pits/anything kitschy and 70s, and basements.

I dislike: houses with no formal dining room, master bathrooms that are needlessly huge, crown molding, sun rooms (unless in a very cold climate), pool tables in any part of the house other than the garage or bonus room.

I'm curious what other people like and don't like. Anyone?
 
Heh... it's not the floorplan... it's the location and the schools! (I'm teasing CubicZ).

I don't mind a Great Room as long as there is a separate dining room and living room. The living room isn't that necessary if there is a den/bedroom downstairs but that formal dining is a must for a few reasons:

1. More eating area when family/friends are over
2. A homework/crafts/project area

Likes:

Upstairs laundry
3-car WIDE garage
Walled off shower in master bedroom
Dual master closets
Walk-in pantry in kitchen
Kitchen island that does not have stove (sink or nothing is fine)
Jack and Jill bathroom
Upstairs loft/bonus room
California Room (yes... smell that IHS)
Covered front porch

Dislikes:

Anything that is the opposite of above and...

Downstairs laundy as a pass-through to the garage (I don't mind downstairs laundry too much but please make it a separate space an not somewhere me or my guests are going to walk-through on a daily basis)
Shower/tub combo in the master
Galley kitchens
No foyer (front door opens directly into living space)
Laundry without a sink

You'd hate my house, IHO! Haha. :)

That's what I forgot. A porch! That would be lovely and charming. You know the kind of porch where every teenage girl in America is supposed to have her first kiss...covered and with a swing on it or something. That's what I want, in a perfect world.

Formal living and separate dining rooms where there are 3-1/2 walls and special ceiling in each room to define each room

Non linear greatroom where the triads are offset
Jr Master down and a master up
Home office down with a second door to the outside.
Pet pantry with floor drains
Downstairs laundry room with ironing cabinet and an upstairs stacked laundry alcove
Front door at the middle of the facade and not shoved to the side
Front facing garage with carriage doors, setback from the front facade. Workshop and loft over the garage for storage.

35' between side neighbors
Pasta or Wok kitchen behind kitchen with stainless steel wall and water curtain.
Wood burning fireplace with brick chimney
4' eave overhangs for passive solar
basement
No shared baths
separate guest house
Grand staircase at the foyer with a back stairs near the greatroom
Studio over garage
Venetian plaster
sleeping porches outside of all bedrooms
Treehouse with a spirol staircase

Reminds me... I was driving around Coto and I saw 4-car wide garages... 1+2+1s and 2+2s... I almost fainted.

If it wasn't for that fact that CDC feels like it's almost in Lake Elsinore... I would be very tempted to buy there... very quiet and the homes/hoods are nice to look at.

this is my absolute favorite plan of all time, this is in serrano heights, built by pulte home.

i would convert the tandem 3rd garage space to a downstairs bedroom and upstairs i would convert bedroom 4 to the office with french doors. this is pretty much a timeless/ageless floor plan since it gives you the two formal areas downstairs, plus a bedroom/bath and great room

on the kb plan i would convert the downstairs den to a bedroom with full bath.
 
Let's see....

Likes:  upstair lofts, upstairs laundry, larger master bedroom, a large island in the kitchen, breakfast bar, and downstairs bedroom, tall ceilings as you enter the home, and a FULL DRIVEWAY!

Dislikes:  downstairs laundry, small tub in master bath, tiny secondary bedrooms, lack of windows/light.

 
While I am not in the market looking for a house with this plan, nor I do I live in a perfect house now, here is my list of likes and dislikes

1. Kitchen: I like U shapes better. Ideally U shape provides the best work triangle, and I want to make my job easier.
I like plain islands. No sinks, or stoves on them.

2. Bathrooms: Yes! I hate them shower+tub combos too. I like those walk in showers with extensive tile work.

3. Bedrooms: They should be a decent size- I hate those itty bitty spaces made for nursery only. Kids eventually grow up, and they will mess that tiny room within minutes of play time.

4. Master retreat: Oh, how I crave for a personal space attached to my own room :-)

5. Laundry: Yes, upstairs for convenience, but I have had cases of flooded washers during wash cycles..

6. Wide entry rooms that has ample space for two people to stand and talk.

7. Not a great room, but separate kitchen /dining and living.

8. Windows- wall of windows..

9. California Room!! I am totally sold on this concept. I wish to have this in my next home if not anything else.

10. Counter/ cabinet space between garage and the room that it open into.

11. Home office/ loft with built in workspace. Not the teeny tiny ones that barely house a laptop. But a good L or U shape.

12. A bedroom with attached bathroom downstairs.

13. Dual walk-in closets in Master. Decent sized closets in secondary bedrooms.

So many other things, but gotta go! It's nice to see the lists like this.

In general I dislike stucco, tract housing tuscan styling or spanish styling, motorcourts, zero lot lines, and low ceilings, basically 90% of what TIC has built the past 10 years.

I like a few things; formal entry, window walls (floor to ceiling) hopefully overlooking a view at the back of the house, downstairs office, and a library room. The other stuff I let the wife worry about.

- center island.
- Loft with built in workspace that can be used as an office.
- Large master bedroom with  large dual walk-in closets.
- California room
- upstairs laundry
- One downstairs bedroom.
- lots of windows.
