My wife and I have a lease that is coming up for renewal and we are looking to move into a two bedroom (around 1000 sq feet +/- 100sq ft) in the Irvine area. I work in Irvine, and she in Orange, so living in Irvine is ideal for commuting purposes. We would consider other locations in the area if the right unit at the right price is available.

A couple of questions-

1. Since we are not going to purchase a home, we want to find a place that at least feels like home, and possibly somewhere that we will be in for the next couple of years. This means a comfortable neighborhood, and a unit that with such things as granite counters, crown molding, and two-tone paint. Given the fact that we are not buying and will be here for a couple fo years, we are willing to pay slightly more for things like this. We have looked around Woodbury and Portola Springs and have found some ¨specials¨for attached apartment units that fit these criteria- roughly $1900+/month. Are there other areas within Irvine, or nearby, that have units with similar characteristics at lower prices? This is probably a pipe dream, but its worth asking. I am not particularly fond of TIC, but it seems like this is what we are stuck with...

2. Ideally, we would of course like a detached unit rather than a standard attached apartment. We´ve considered TIC for this as well, but prices seem rather high. This brings me to my next question- is it possible to find a nice detached condo in Irvine with 2 bedrooms and the aforementioned upgrades for around $2000/month? I have considered private owners, but the obvious drawbacks are the high deposit, and potnetial lack of security if the home forecloses and/or we are forced to move. We really do not want to have to move again until we are ready to buy in 1.5-2 years.

Any advice would be appreciated.

Depends on your targeted move date, Orchard Hills is building apartment-homes and opening up summer of 2007.

TIC have not yet list the pricing on these unit yet, but from what I have seen you will need to shell out in the low 2K for two bedroom here.
