Belvedere slightly bigger floor area and larger price - maybe a push. I guess Irvine Pacific feels that Orchard Hills and Eastwood are equivalent in "prestige".

Of course Piedmont has a full size driveway - still a detached condo though

My vote is OH in terms of location, however, Piedmont wins in this battle because it has a full driveway.  Who wants to pay over $1M and feel like you're living in a townhouse community.  Terrazza is a sitting duck, you rarely see cars in the sales office parking lot on weekends.

Terrazza is also building extremely slow, sign that demand is not there.
