Does anyone know if Orchard Hills will sell custom lots?

Does anyone know if Orchard Hills will have custome lots?  Where and where is it going to be? will it be gated like Groves? The price? 
 
I wouldn't hold my breath.

Convenant Hills at Ladera had a bunch of custom lots that they sold over to Warmington to unload inventory. I think there'd be a demand for such lots at Orchard Hills, but I think highly unlikely. Shady Canyon is your only bet if you're looking for new custom in Irvine, which is a shame because I think there's a lot of people who would like custom but not at such a high end.
 
Years ago, the plan was to have custom homes in the strawberry fields north of Portola, west of Jeffrey.  Don't know if that plan has changed.  There is also suppose to be some custom homes in the new PA-5 area.

I would be very surprised if TIC dropped custom lots into Northwood Paseo (PA-5B). That is not their modus operandi.

There are still homes planned for the strawberry fields North of Portola Parkway/West of Jeffrey. OH's "Neighborhood 4" homes should have some very nice views and the street configurations are similar to the setup at Vicara in QH. I'm sure the prices of these homes will be $2M+

Who said this? There is a reason why the substation is there.
 
It was a question.  Not a statement about the power substation.  I don't think anyone would buy there if that ugly power station was still there. 
 
The substation is in the far SouthEast corner of the OH Neighborhood 4. It should have no impact on obstructing views of the nicer lots/expensive homes. TIC will probably put higher density homes on the lower elevations areas closer to the substation.
