Density of homes for sale in Woodbury

From the way it appears on Redfin, I have recently noticed that the density of homes for sale in Woodbury seems to have dropped off rather dramatically.





Is it just me??





If this is not just my imagination, how does one explain this? Are people taking homes off the market because they aren't selling? If so, then are sellers not that desperate? Or are the homes being rented??





What say you?
 
<p>Still looks to be massively for sale. At the 600 yards scale on the map, with the 261/Irvine Blvd intersection in the lower left corner, I still see 111 places in the search, 82 of which are on the map. Almost one of every street.</p>

<p>If they are coming off the market, it's probably just so they don't have to hassle with "showings" during the holidays. It is also fairly normal.</p>

<p>Oops, Woodbury. Okay, scrolling down. Woodbury is the tiny dense neighborhood wedged between Jeffrey, Sand Cyn, Trabuco and Irvine Blvd. literally, a 1/2 square mile. Still get 63 results. Seems like a lot for an area that small.</p>

There actually are a lot less on the market in Woodbury right now then a month ago. I believe some of the foreclosures have sold off.
 
I can count 16 single family homes for sale in Woodbury. So far, I haven't seen any price reduction in the scale of VOC. Several SFs have been pulled off the market during the last several months.

<p>My view is that people in Woodbury is more able to absorb the hit the most. I live in the area and there were plenty of for sale signs in the neighborhood in the summer. I just think that many simply pulled back and are waiting for next year.</p>
 
I am likely to buy in 2008, and have considered Woodbury - but I wonder just what I'd be getting into with a new community. I mean, would it be typical to expect everyone around the block to just be selling their homes? Doesn't seem like much of a neighborhood to live in... at least in the short term. Also, does anyone know when the "build-out" is expected to be done? I keep looking at those HOA's...

You can try <a href="http://www.catalisthomes.com">Catalist's</a> website. You have to register for an "All Access Pass" but you can check for sold listings. It will also tell you if a sale is pending.
