It really comes down to your personal preference. Do you plan on living there? Renting it? Does anyone in your household work from home? If you commute, where to? How big/old is your family? Do you entertain guests often? What shops to you prefer to frequent and how much does their proximity matter to you? etc.
House vs House...
103 Stallion is a plan 1. Smaller yard, shares lot lines with 5 other houses, 3 bed 2 bath upstairs, 1/2 bath a few steps up from the front door, views are from top of the stairs, master, 2nd, and 3rd bedroom. People sensitive to sound during the day may notice the school chatter. Occasionally they have evening events. May see sunsets from upstairs. Upgraded floors, master bath, and hard surfaces. Kind of a modern color scheme. Curious what the yard looks like or if it's been finished. $512/sqft
120 Mustang is a plan 3. Generally the largest yards with this one being finished nicely, a south facing hillside view from the greatroom, yard, master bed/bathroom, and bedroom 2, this one shares a lot line with
2 3 other houses (well, maybe
3 4 if you count the house across the alley), 3 bedrooms 2 baths upstairs, 1 bed and bath downstairs, larger kitchen/great room than plan 1. Similar upgrades. More of a neutral/traditional color scheme. $517/sqft
As for price per sqft...
I think all of the comps I see on Refin are sales from the builder. I'm not sure if service/warranties all transfer and how that affects the price per sqft. I would think being able to choose options and lot from a builder would carry some premium. Same with being the first person to live in a home. Just opinion there though. On the other hand, those comps don't include the cost of landscaping (except for the models) or upgrades made after close of escrow.
When I look at plan 1 recent closed sales on redfin, price per sqft ranges from $435 to $480. $480 was the model, full of upgrades, completed back yard, and one of the best available lots.
When I look at plan 3 recent closed sales on redfin, I can only see one sale, and it's the model at $499. Again, full of upgrades, a completed back yard, and a nice lot premium.
Personally I like a lot about 120 mustang. Plenty of south facing windows, an okay hillside view, good privacy, downstairs bed/bath is nice for older overnight guests, nicely done back yard, good kitchen/great room space. But that costs $140k more than 103 Stallion.
As for eastwood vs orchard hills...
At Eastwood you're going to find a few bits of better house technology there and some slightly modified floor plans from OH because the builder has had a chance to make changes based on feedback from
OH buyers and incorporate new items/building codes. There's going to be a walking distance elementary school eventually (I forget when. Fall 2017?). Nice access to the Jeffry trail via tunnel under Jeffery road. The topography is flat, houses are mostly on a consistent grid, and the community is kind of a rectangle that boarders three major roads. The Yale/Irvine blvd shopping center is walking distance, but the north park shopping center and woodbury town center may not be depending on how far you're willing to walk. Maybe not walking distance to Northwood HS.
Orchard hills has varied topography, probably a drive to elementary and walk to Northpark HS if you're coming from Corte Bella, and arguably a bit more of a private/secluded/varied feel to the neighborhood than EW. Additional OH communities are under development, which will bring additional neighborhoods, roads, and houses. At some point a grocery store will occupy the space at the orchard hills center, which is a short walk for most of the current orchard hills homes. Maybe a 15 minute brisk walk from Corte Bella.
