Coronado Last Phase

Hi,  does anyone know what phase Coronado is selling?  Did they release its last phase, the lots on its current sales office?
 
yes they are on the last phase but the said they will sell the models next. I bought one of the last plan 1 models. They only have plan 3 left.
 
I have not been able to see Coronado, are these detached? It looks like they may be paired or attached on one side depending on the model.

Yes they are detached, zero lot lines, with motorcourts and no drive way.  All plan 2s are in the front of the pack facing the street, plan 1 are in the middle facing the motorcourt and plan 3 are in the back facing the motorcourt, and maybe back to Sand Canyon depending on location.
 
Ahh... Plan 1 has the best floorplan but worst location (sandwich meat)... Plan 2 is the floorplan I liked the least (not a fan of downstairs master) but best location (street frontage).

I can see why these sold so quickly (seems like the cheapest detached products in each area, WB and WBE) are the quickest to sell.

Also, WBE's mello roos is bought down to be lower than WB I believe.

I am also not a big fan of down stairs masters.  However this floor plan almost got a BK approved stamp on it.  The reason being "almost"?  You can see the bed in the master bedroom from the kitchen.

IHO.. i gotta invite you over one day... plan 2 is the best!  i was a fan of plan 1 on paper, but when I actually saw them in real life... no comparison ....I'm biased of course!
 
For you it might be... but like I said... I don't like the downstairs master (at least as long as my knees can climb stairs). We also need the rooms to be on the same floor (for the kids).

I also prefer a separate laundry room... not a pass-through from the garage (one of the reasons why we sold our last house).

But I do like the separate shower in the master and the downstairs den. And of course the big kitchen/dining/living area is nice.

It depends on your situation but that entry becomes the main entrance to the house for most families that don't have older kids. Most laundry rooms have clothes all about it (in hampers/baskets/what not) and sometimes you need GPS to navigate through it. Also, when you have guests over, sometimes you do stuff in the garage (like frying a turkey... heh... or poker night) and you don't want people walking through your tighty whities (well... mine are tight but not white).

And if your bedrooms are upstairs, shouldn't your laundry be as close to your closets and drawers as possible? That's why the fridge and dishwasher is in the kitchen and not the master bathroom.
 
But you have two bedrooms downstairs (one being the master)...

It's funny how things work out though... i actually tore my ACL and meniscus a month ago and am going to get surgery a month after I move in.  The rehab process is about 9-12 months- my knee will thank me for not having to climb stairs!

Ouch!!!  Sorry to hear that.  Get well soon and get back on that dance floor.  :-)
 
So I guess Coronado is sold out.  The sales agent told me that they just sold the Plan 2 model home for freaking $770K.... crazy.... don't know if there are really 150K worth of upgrades and furniture in there (price of Phase 1 was 619K)...

I'm getting my keys either late this week or early next week (whenever I wire my money over)...
 
The Plan 2 Coronado was about $650K, so it's 100K for the model home.  This seems counter-intuitive to me.  In Japan the model home, even with
furniture would sell for less than the original asking price because many (hundreds perhaps?) people have walked through it, creating scratches, etc.... plus it's not NEW anymore.

Is it that different in the US?  Seems to me that someone could easily soup up their new home to be just 'like' the model for less than 100K.

what am I missing ?
 
In most cases, the models have upgrades not on the standard builds and any of the things you mentioned are usually taken care of (scratches etc).

And usually, the models are located on the best/biggest lots.
