I wanted to follow up on today's <a href="http://www.irvinehousingblog.com/forums/viewthread/5994/">Woodbridge Flipper thread</a>... What are some of the common and uncommon reasons certain properties get taken off the MLS...
I have followed 12 listings this year of a tract in Woodbury, here are the breakdowns:
Four - have closed or are closing as short sales
Three - are organic sales
Three - has been de-listed (short/organic), one particular house was empty when listed and suddenly got de-listed; people moved in a couple of week afterward; it came on the market again, but was taken off a few days later...
There is also one house where it has been de-listed for more than a year, but the lawn sign is still there! It's been there all year...
One - Is currently on the market
I can understand that certain owners might have changed their minds. But what about the empty short sales? Is it a good idea to continue to keep an eye on the de-listed property? Is there anyway to see if those de-listed houses were sold? The premise behind this thread is similar, from a future buyers stand point; are there unconventional (Trustee Deed) sales were the general public are at a disadvantage as far as being able to see and put in a fair offer? Where no public records were recorded of the transaction?
