I know a non-FCB who might want to expand his business to Central Orange County; does any one know what's the going rental rate in terms of  $/sqft for office buildings in Irvine or surrounding areas (Tustin/Orange..etc)?

Also how strict are the CC&Rs regarding re-building a house in Irvine? For example, let's say the non-FCB bought a place in Turtle Rock and tear the house down to build a brand new one, how much of headache would it be or it might not even be possible?
 
we are looking in the Irvine areas off Jamboree in between Bristol and Michelson.  Nice newer spaces with good allowances for leasehold improvements are being quoted ~$2/ ft.    I don't know how big of a space you are looking for but there are of course a lot of other variables involved.  Many of the said places are being offered by non other than TIC...
