Collecting referal $$$ from the builder

<p> I'd like to know how is the builder referal process work? I referred my friends to buy a condo in columbus square where they said that they have incentive for referal. Could someone please exaggerate on the process? As far as I know, the escrow will be closed by the end of this month. Thanks.</p>

<p>I imagine your friends will need to confirm the referral, perhaps somewhere on the purchase documents. <strong>You will certainly need to address it prior to the completion of the sale</strong>, as I doubt the builder would be motivated to award the bonus after-the-fact.</p>

<p>Allow me to "exaggerate." Chances are the builder has strict guidelines that must be followed in order to get the incentive. The best way for you to find out if you qualify is to call the builder and ask.</p>

<p>I'm guessing there are at least two hurdles you will have to clear. First, you probably would have to have already bought your own home from the builder. In other words, you can't just show up at the sales office with a friend and collect a referral incentive if your friend buys a place. Second, assuming you did buy your own place from the builder, you probably would have to show up with your friends the very first time they walked through the sales office and fill out some sort of referral form. Otherwise, people would be able to game the incentive program by meeting people in the models and then telling the builder they're good friends and want the referral incentive.</p>

I will add one more thing though that was mentioned 1-2 months ago. The market is slow and the closer your friend gets to closing, the more negotiating power you have. Although I know some people (including me) are push overs, raising a little hell about the referral fee is usually enough for the builder to shell out the dough.





The on-site sales staff is most likely reporting to a sales manager so don't be afraid to ask for him/her if things aren't working out.

2) ask builder for $1 billion dollars.
