Colibri and Resales In Irvine

Hey everyone,

I've recently viewed the Colibri community in PS and was surprised at how high the priced plan 1.  The downstairs living room/kitchen area is so tight and I believe the backyard (aka side yard in normal homes!!) is getter smaller and smaller.  Granted it has a small 4th bedroom downstairs and a driveway but it's still in a motor court!  All this for $760,000 plus!!  And let's not forget MR and HOA - crazy! 

My husband and I are looking at homes in Irvine (new homes) and are just shocked of how little you get.  At this point, instead of hoping and praying that we get called on of these waiting lists at other communities, we might just go for resale homes in Irvine or Tustin Ranch. 

Any else just got frustrated with the new home craziness in Irvine and just decided to get a resale?

Any thoughts/comments appreciated  :D
 
I bought a new home a little over a year ago in Portola Springs (so of course I paid 25% less for more square footage and a slightly bigger yard, but no driveway) and sometimes I wish I had bought a resale with lower HOA (under $100) and no Mello Roos and slightly cheaper price (all of the resales I looked at were cheaper) so I could have saved 24% on my monthly home costs (mortgage + HOA + property tax) if I had bought such a home that was 14% cheaper.

While it may seem that Foothill Ranch is really close to Portola Springs and for the same price as Colibri you can get this:http://www.redfin.com/CA/Foothill-Ranch/2-Marseille-Way-92610/home/4800324

It does take a lot longer to get anywhere from Foothill Ranch though unless you take the toll roads and spend hundreds a month on tolls.

Traceimage - Yup.  I tried to buy an existing property since January in Woodbury, Northwood, and Northpark areas, but got outbid by FCB buyers multiple times. We gave up on purchasing existing property.  It's probably better now with more inventory out there.  But, my wife and I are pretty much set on the new construction as that is first come first serve basis.
 
The house on 2 Marseille is not very recommended. My wife and I went in there and it felt like a very cheap flip house.  For USC and Homer, one of the neighbors does have a Carrera and GT2 in his garage, haha.  They can be instant friends.

Foothill Ranch to Spectrum takes about 8 minutes driving down Alton.  (Costco on Technology would be even less) I suspect that when Baker Ranch gets built out, it will take a bit longer.  Depending on where your "go to" area is in Irvine, Foothill Ranch may be pretty similar in distance as Irvine itself it quite large.  I am all for association fees as long as they are reasonable.  I am more than willing to pay $50-100 per month to have my community nice and clean as well as to ensure that my neighbor does not have a metal 20' tall giraffe statue in front of their bright purple house.

Tustin Ranch is a nice alternative, but be prepared to pay a lot of money for the houses as the inventory is pretty minimal.  I've been following that area for a while and have not seen many "great" deals pop up.

If you don't mind to extra 10-15 minute commute, Aliso Viejo is also a nice alternative.  You can access it rather easily without paying tolls (as long as you don't need to go to the 73 and Bison, haha).  Aliso Viejo is still a bit pricey compared to Foothill Ranch though. AV does have a nice 3600 acre nature reserve where you can hike, run, or mountain bike (Foothill Ranch has Whiting Ranch).  The "hilliness" and curved roads of Aliso Viejo is one thing that I thoroughly enjoy and would miss if I lived in Irvine.

These alternate areas may boil down to where you work, education, and how much does driving 10-15 minutes bother you to go places.  My wife and I don't mind driving to Irvine as we are very accustomed to driving to San Gabriel Valley and Hacienda/Rowland Heights every weekend for food. 

*I cannot address the education and parenting of these areas as I am not a parent.  Redfin seems to say the schools are 9 to 10s.

The demographics of AV and FR are very different from Irvine (if it matters to you)

I would not choose PS area, as it is near by a landfill.

i was reading the DRE report the other day on this cause i was putting a binder together of some documents where it specifically says the plume was not found under columbus square - it was found on the base of which columbus square is built on but it was not found under columbus square.  William Lyon really went over the top with their disclosures and if i were their lawyers i would do the same thing to help protect from liability (although in all honesty, not sure how much defense those disclosure provide). obviously they cant guarantee the direction in which the plume moves, but that same thing applies to plume at the great park, which apparently is all over woodbridge.  the plume may not be under stonegate at this point or when the built the first houses, but it doesnt mean it wont come creeping across the way.
