What do you make of this unsolicited offer to buy our house (or others like it) in our neighborhood?

Part of me wants to reply "SOLD for $1.4 Million!..I will be expecting a cashier's check shortly!"



The letter is from a realtor that lives in the community.

I wonder what their idea of "top dollar" is these days?

10%+ above recent closed comps.
 
I've been told this is a ploy just to get leads.



There is no qualified client. You should go around and ask your Plan 4 neighbors if they got the same letter.

Probably, but I might just use it for some of my buyers...hmmmm

I've done the same thing for clients in the past, and been met with the same skepticism.

It may be legitimate, but one part of the letter seems sketchy.

(I don't know the realtor in question)

Asking for you to call <strong>to inform them that you're not interested </strong>does fail my sniff test.

That part just seems like a contact data collection point.

Agreed that it is most often a lead-generation technique, and should be viewed skeptically.



FWIW, a good friend of mine did sell his house this way, though, and there was a legitimate pre-qualified buyer that had just lost out bidding on the same plan around the corner. This was back in the true bubble days, though. The price was not mentioned up front in his case. The offer that surfaced a few days later was unequivocally full market value but not "too good to be true."

Do you live in a Camelia plan 4 with the garage at the back BK style that the buyers are seeking this plan?
 
One good way to test this is to have your realtor (or IR2) call them back and ask about this qualified client.



That's how I found out this was a lead generation technique by a certain realtor in my area.
 
Just stopped by the BoA near Barrance and Yale, they have a tent with people saying free foreclosure list. Didn't have time to stop by. What do you think the marketing ploy is there?

That's the one. We love the floorplan. We've always wanted a house that our kids could play "hide and seek" in without

it being too easy to find someone.

Easy way to see... call them up, and tell them you got the letter inquiring about them having a client searching for a Plan 2.



If they are fishing for leads, they will have sent the letter out to everyone, not just the Plan 4's.

I am glad to find that someone is knocking on your door wanting to buy your house with a garage at the rear.
